Position Summary
The Senior Manager, Operations and Program Management serves as the operations architect and execution lead responsible for continuing to scale Studio Private across Tishman Speyer’s assets. The successful candidate will be the central connective lead between Leasing, Property Management, Design & Construction, Technology, Asset Management, and external vendors, and will be responsible for evolving standard operating procedures as the business scales. Additionally, the Senior Manager will own project execution, budgets, timelines, and cross-functional alignment for all expansion initiatives, ensuring consistent delivery, operational excellence, and a high-quality customer experience.
Key Responsibilities
Cross-Functional Relationship Leadership
Act as the primary relationship holder across Leasing, Property Management, Design & Construction, Technology, Studio Leadership, and Asset Management teams.
Own and manage Studio Private expansion processes and budgets, product knowledge, and customer-facing coordination throughout the leasing lifecycle.
Lead change management efforts and help teams pivot as needed to meet commitments.
Leasing & Deal Execution Support
Oversee operational needs associated with leasing activity including deals in progress, renewals, and expirations.
Help develop and manage project budgets and timelines aligned with leasing requirements.
Manage customer-facing communication about space-related needs during the leasing process.
Project & Program Management
Lead Studio Private space conversion and refresh projects from concept through delivery, ensuring on-time and on-budget execution.
Assign roles and responsibilities and manage internal teams and vendors.
Track milestones, manage risks, and provide regular updates to senior stakeholders.
Own handoff processes between Design & Construction and ongoing operations.
Strategic Initiatives & Expansion
Lead Studio Private suite expansion strategy, including evaluating existing infrastructure and defining best practices for bringing new suites online.
Develop operational strategy for new Studio Private concepts, including technology, office service, and FF&E programs.
Support coworking and Studio expansion initiatives through structured project tracking and stakeholder alignment.
Budgeting, Data & Systems Management
Develop, track, and manage budgets for deal-led and refresh projects using historical estimates, committed proposals, and actuals.
Own live project, deal, and suite inventory tracking within Airtable and related interfaces.
Lead integration of Studio Private data into existing shared tools to provide broader organizational visibility.
SOP & Process Development
Create and maintain Studio Private SOPs, handbooks for Property Management, and project checklists for engineering teams.
Collaborate with Asset Management, Leasing, PMO, Design & Construction, and Technology teams to define roles and responsibilities.
Continuously refresh SOPs based on operational learnings and evolving business needs.
Vendor & Partner Management
Manage vendor relationships across FF&E, technology, and pantry programs.
Lead recurring vendor meetings, oversee scopes of work, timelines, and budgets, and provide service-level feedback.
Serve as escalation point for vendor-related issues impacting Studio Private space deliveries.
Leadership & Communication
Lead weekly working sessions and alignment meetings across Studio Private initiatives.
Provide clear, consistent communication to Studio leadership and partners on project status, risks, and outcomes.
Build consensus across teams to move complex, multi-stakeholder projects forward.
Qualifications
Bachelors degree required
3-6+ years’ experience in operations and project management with track record in customer-facing roles
Experience managing several projects and customers simultaneously
Financial literacy and experience managing a team
Due to the nature of the role this position requires onsite presence

* Onsite presence is required for this position.
The base compensation range for this role is $115,000 - $140,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
