Real Estate & Customer Experience, Senior Manager

We’re looking for a Property Manager (called within Prologis: Real Estate & Customer Experience Manager) who is ready to support our team towards success with full energy. Within this role you will find a diversity of responsibilities and will work closely with our Facility Managers, Operations Construction Managers (OCM) and team Coordinator. As a team we work on managing our logistics portfolio and maintaining our customer relationships in the Benelux.

What does this role look like?

As a Property Manager, you will be our first point of contact for our customers and will be responsible for our Property and Asset Management services within the Benelux. You will be responsible for part of our portfolio in the Benelux and work closely on a daily basis with the Facility Manager for this region. The Facility Manager reports directly to you as the Property Manager. In this role, you oversee the overall performance of the portfolio and actively manage relationships with our tenants. It is a dynamic role in which you are frequently on the road visiting buildings and Customers, while making an active contribution to the performance of the portfolio. You will also work close together with our Energy and Essentials department to align customer needs.

What’s needed in order to do that:

• Working closely with customers ensuring effective and proactive management of properties and customer relationships
• Ensuring compliance with statutory requirements relating to property maintenance and statutory inspections for both Prologis and the Customers
• Regular inspections of properties and meetings with customers to ensure compliance with leases and positive relationship
• Dealing with dilapidation claims and damages in conjunction with external consultants
• Coordinating building maintenance in conjunction with our preferred contractors
• Management of lease contracts to monitor, report and key dates such as indexation, lease expiration and break options
• Supporting Leasing during lease (renewal) negotiations
• Dealing with Customer applications for consent of alterations, under-letting etc.
• Overall responsible for completing annual budgets and quarterly OPEX forecasts: Manage, coordinate and commission all Operational Expenses and oversee Capital Expenses per property and lease, including the management of recurring maintenance programs
• Review leases, manage bankruptcies, litigations and other standard legal documents
• Overall responsibility for Service Charge Reconciliations and invoicing
• Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

• Bachelor degree (preferably Real Estate) or similar
• Working experience: 5 years in real estate as Property Manager / Asset Manager in The Netherlands
• Ability to work Flexible (in the office and on the road visiting customers and properties) .
• Comprehensive knowledge about Dutch real estate legislation
• Good command of the Dutch and English language is essential.
• Strong MS Office skills
• Strong decision-making skills, self-directed and willing to take action
• Able to manage a direct report.
