We work collaboratively with the Victorian State Government to ensure we fulfill regulatory requirements, deliver State projects and safeguard customer data. The Victorian State Government retains sole responsibility for road access, infrastructure and safety.

About the opportunity

We are looking for a detail-oriented Property Analyst to support the Manager, Property Finance & Performance in managing property-related financial activities and performance reporting. This role is critical in ensuring accuracy, compliance, and efficiency across all property finance processes.

You will be responsible for validating and processing payments to landlords and property suppliers, monitoring supplier KPIs and SLAs, and assisting in the development and tracking of property budgets. The role also involves analysing performance data, preparing reports, and identifying opportunities for cost savings and operational improvements.

About you

You are a detail-oriented and analytical professional with a strong understanding of property finance and performance management. You thrive in a collaborative environment, balancing financial accuracy with strategic insights to support decision-making. Your ability to manage budgets, analyse variances, and engage stakeholders ensures smooth operations and value delivery across the property portfolio.

You bring:

  • Tertiary qualification in property, asset management, or a related field (desirable).
  • Experience in property finance, including budgeting, forecasting, and variance analysis.
  • Knowledge of rent rolls, outgoings, and recoveries to ensure accurate landlord payments.
  • Understanding of compliance with accounting standards and lease accounting (AASB 16 / IFRS 16).
  • Analytical skills to conduct performance reviews and identify improvement opportunities.
  • Strong stakeholder engagement across internal teams and external partners.
  • Proactive approach to continuous improvement and problem-solving.
