Job Description Summary

The Maintenance Manager - Facilities is responsible for the safe, reliable, and efficient operations of the sites HVAC systems, Buildings, Grounds, Labs, Warehouses, and plumbing and electrical systems. This role ensures that building systems, equipment, and infrastructure operate efficiently, cost-effectively, and in compliance with applicable codes and standards. The Facilities Manager serves as the primary point of contact for repair, maintenance, and vendor coordination for the site facilities. This individual will also provide independent support across the site, as well as manage the HVAC department, construction crew and maintenance porters. He/she should be an organized problem solver, with exceptional experience in HVAC maintenance and repairs.

Job Description

ESSENTIAL FUNCTIONS:

  • Oversee day-to-day facilities operations, including building systems, equipment, and grounds
  • Manages facilities staff, including interviewing, hiring, training, coaching, and performance evaluations, ensuring clear role expectations and accountability for performance objectives
  • Manages facility construction projects from planning through completion, including developing project scope, timelines, and budget. Monitors projects to ensure they are completed on time and within budget.
  • Able to effectively manage vendor and contractor relationships to ensure quality services and cost control.
  • Strong problem-solving and decision-making skills to assess maintenance issues and prioritize work demands
  • Assist in the development and evaluation of Key Process Indicators. Conducts regular facility inspections to identify current and potential maintenance needs
  • Ensure the adherence to plant and governmental agency, quality, and environmental standards
  • Manage the site predictive and preventive maintenance activities for equipment within areas of responsibility
  • Manage support for weekend/off-shift coverage in areas of responsibility
  • Respond to quality audit corrective actions
  • Participate in long-term improvement plans for his/her area
  • Provide support personnel for capital projects which impact his/her area
  • Manage efforts to improve equipment reliability for his/her area
  • Manage corrective actions for repetitive failures
  • Other duties as assigned

MINIMUM REQUIREMENTS:

Education:

B.S. degree in Mechanical, Electrical, Industrial, Facilities Management, or related field preferred. HVAC certification is highly desirable.

Experience:

Must have at least 7 years of progressively responsible experience in facilities management or building maintenance.  Must have 3 years’ experience in HVAC, electrical, and plumbing.
 

Preferred Skills/Qualifications:

Certification and experience in HVAC systems

Certifications in LEAN Manufacturing and Six Sigma

Familiarity with computerized maintenance management system

Other Skills/Competencies:

Previous project management experience implementing capital equipment upgrades.

Knowledge of government regulations – FDA, cGMP, EPA, OSHA preferred.

Ability to provide technical support on weekends/off-shifts as needed.

Excellent communication skills, both oral and written.

Knowledge of Microsoft Office programs, Word, Excel, Access.

ORGANIZATIONAL RELATIONSHIPS/SCOPE:

This position reports to the Engineering, Maintenance & Utilities Manager.  This position is responsible for the management of a Maintenance team with responsibility for the troubleshooting, implementation, and maintenance of the Site Facilities Maintenance and HVAC systems.

WORKING CONDITIONS:

The Maintenance Manager – Facilities will work primarily in a manufacturing/maintenance environment.  Manufacturing areas are not climate controlled.  During summer months, building exhaust fans provide ventilation.  Chemicals handled include acids and bases, organic solvents, and inorganic compounds.  Chemicals may have characteristic odors or hazardous properties that require special handling.  Office and manufacturing environment may require use of personal protective equipment such as hard hat, safety glasses and work boots.  Additional PPE may be required on some occasions.
