ELS is hiring for the position of Manager - Capital Investments in Chicago, Illinois.

What you’ll do: 

The Manager of Asset Management oversees portfolio capital investments in multiple markets, including capital budgeting and project completion, capital spend reports, capital expenditure system development and internal and external investment opportunity underwriting.  

 

Your job will include: 

  • Review performance analysis and report on key operational performance indicators. 

  • Analyze various market information as required. 

  • Complete and review detailed pro-forma models for capital allocation and investment opportunities. 

  • Review, analyze and present complex data sets, summarize salient information and formulate recommendations. 

  • Analyze capital investment decisions and how they impact value.

  • Update financial projections to reflect actual property performance. 

 

Experience & skills you’ll need: 

  • Bachelor’s degree in Finance, Real Estate, or a related field, or the equivalent combination of education and experience. 

  • Master’s degree preferred. 

  • 5+ years of experience in the real estate industry. 

  • Analyze current capital investments and make recommendations. 

  • Previous track record of successfully investing in and managing real estate assets. 

  • Proficiency in discounted cash flow modeling and financial real estate projections. 

  • Strong underwriting, financial analysis and negotiation skills. 

  • Exceptional knowledge of Microsoft Excel and other relevant software programs. 

  • Proficiency with standard financial conventions (e.g., net present values, internal rates of return, capitalization rates, etc.) 

  • Strong financial acumen, including problem-solving and critical thinking. 

  • Ability to present complex technical information to technical and non-technical audiences. 

  • Ability to manage multiple projects simultaneously and prioritize based on company needs. 

  • Ability to work effectively under pressure, meet deadlines and drive projects to completion. 

  • Valid driver’s license, good driving record and current auto insurance. 

  • Willingness and ability to travel.

Estimated compensation for this position in the states of BC, CA, CO, IL, MA, MD, MN, NJ, NY, VT and WA is:

Annual Salary: $90,000.00 - $150,000.00

The salary listed is an estimate and not guaranteed. A salary offer will vary based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data. In addition to the base pay and our benefits, some positions are eligible for bonuses, sales commissions, or incentive pay.
