JOB SUMMARY:
The Division Director of Land Acquisition is responsible for locating, researching and purchasing land for Pulte to acquire in Southern DC MSA and Richmond, Virginia areas. This position will be located at our Division Office in Fairfax, Virginia.
PRIMARY RESPONSIBILITIES:
Find land opportunities in respective division/area
Oversee land mapping
Negotiate and contract land acquisitions
Interface in the due diligence and entitlement process, as necessary
Coordinates contractors involved in the development of the land parcel, as necessary.
Coordinate public and municipal entitlement land process, as necessary.

Ensures appropriate staffing to meet department needs
Utilizes recruiting and selection tools/processes to build organizational talent
Delegates work according to employee’s abilities and skills
Evaluates employee’s performance and plans for compensation actions in accordance with that performance
Provides developmental opportunities through identification of internal and external training opportunities
Creates opportunities for employee growth
Provides continuous coaching with regard to functional and leadership standards (technical skills and behaviors)

REQUIRED EDUCATION
Minimum Bachelors Degree in Business or equivalent work experience
Valid Driver’s License because driving is an essential function of this position.
REQUIRED EXPERIENCE
Minimum 7 to 10 years previous related experience
Strong negotiation and contract skills
Requires knowledge of market trends, pricing and growth & supply
Knowledge of political environment and the ability to form political connections
Ability to strategically implement the company’s goals by acquiring the necessary land to meet the strategic objectives
Understanding of finance and law is essential
SALARY RANGE
$160,000 - $190,000 annually
This position is also eligible for bonus incentives based on the successful completion of defined performance objectives.
GENERAL DESCRIPTION OF BENEFITS
Employees are eligible to participate in the Company’s 401(k) Plan. Employees (and their families) are eligible for medical, dental, and vision insurance coverage. Employees are covered by company-paid disability and basic life insurance. Voluntary insurance coverage options, including critical illness and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 paid days off and employees with 10 or more years of service are eligible for up to 28 paid days off. Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays. Employees should consult with their local Human Resources Representative to discuss the composition of their available time off, which may differ based on work location and paid sick time eligibility.
