What this job involves:

 

Leading projects every step of the way

Lead your direct team (Construction Project Manager and/or Assistant Construction Project Manager), the design team, procurement and other project members in order to drive project success. You’ll take ownership of varying sizes of projects. Being one of the leaders at the helm, you’ll explore ways to bring out the best in the team by striving to ensure optimal outcomes for all stakeholders. Likewise, you’ll play a lead role in managing the subcontractors and suppliers of each project, making sure that they are performing to time, quality and safety. You will be active also, in ensuring that reporting, communication and working procedures are streamlined, and that every project has clear objectives in place.

 

You will attend and chair project meetings and be expected to create project-related reports, analysis and reviews.  Excellent organisational skills and attention to detail is crucial.

 

Building strong client relationships

You’ll maintain a strong and positive relationship with our clients by identifying their needs, requirements and constraints.  While you act in the clients’ best interests throughout the project duration, you must make sure that the projects’ revenue and payment cycles are properly managed.

 

Of course, you will strive to ensure our clients are happy and satisfied, however you’ll also keep in mind JLL’s own business needs—and, thereby, strive to achieve an ideal balance between the two. You’ll also be responsible for project profitability, to maximise it where possible and to see that project revenue and payment cycles are properly managed to avoid bad debt.

For over 200 years, JLL has become synonymous with project success you will help continue this history of excellence. You’ll manage professional consultants necessary for the design and documentation of the project, as well as carry out contract administration of all vendors professionally and in accordance with legal requirements to protect commercial interests of clients and JLL. You will also help identify project risks and implement measures to mitigate them. Similarly, core to our reputation is our strong focus on health & safety and on sustainability, and you’ll be expected to keep these front-of-mind at all times.

  • Lead the planning and execution of fit-out construction and renovation projects, whilst being supported by your team.

  • Plan and coordinate construction activities.

  • Establish budget and schedule for construction projects.

  • Work with the wider team to ensure procurement plans are in place and POs/sub-contract agreements are issued in a timely fashion.

  • Work with the design teams and/or consultants to ensure design output meets the brief, is produced on time and is of a suitable standard.

  • Own the preparation and proper review of change orders for client, the General Contractor and/or Sub-contractors.

  • Manage scheduling and facilitation of the various project meetings.

  • Ensure effective monitoring and control of project expenses within the established budget.

  • Ensure project risks are identified and suitably managed and mitigated.

  • Recommend cost reduction initiatives while maintaining the quality and productivity.

  • Manage invoicing and payment processing in a timely fashion.

  • Analyse construction problems and develop resolutions.

  • Respond to customer inquiries and concerns promptly.

  • Generate construction progress reports for management and/or client issuance.

  • Identify slippages or delays in constructions and adjust schedules to meet deadlines

  • Identify milestones and problem areas and accordingly recommend preventive actions.

  • Be responsible to ensure project plans, quality assurance plans and health and safety plans are developed, implemented and managed.

  • Keep superiors informed concerning the progress of the project and any issues that might affect the schedule, budget or status of the project.

  • Participate in training and developing JLL team members in the skills and understanding of firm and client procedures, methodology and practices expected for a successful project implementation. 

  • Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.

  • Comply with all JLL policies and procedures, including but not limited to ethics and business practice.

  • Proactive focus on meeting client/project requirements in a timely and cost-effective manner.

  • Participate in the sales/bid process as required to support the acquisition of new business opportunities.

  • Minimum of 8 years of relevant interior fit out design and build project management experience is required.

  • Knowledge of the construction process and understanding of the specifications and trades

  • Strong skills in time management, communication, and the ability to work within tight deadlines and under pressure.

  • Ability to develop and maintain positive relationships with all parties involved in the construction project, while handling difficult issues and/or personalities.

  • Understanding of technical requirements for a business relocation

  • Familiarity with architectural drawings and furniture and space planning concepts a plus

  • Flexibility with work hours and travel as needed

  • Experience in construction management or real estate preferred

  • Strong interpersonal skills with an ability to interact with executive level external and internal clients

  • Organizational skills with the ability to identify and manage priorities

  • Excellent written and verbal communication skills

  • Detail oriented

  • Ability to multi-task and work both in a team and independently

  • Proficiency with Microsoft Office Suite

Client-centric problem solver 

We employ talent from a wide range of backgrounds, though typically you should have a degree in a relevant field, and/or around three to five years’ experience in design, construction, project management in interior fit-out projects for multinational clients. It would be excellent if you have a strong background in all aspects of interior fit-out management—including management on schedule, quality, cost and risk management, and negotiation, to name a few. Your expertise in surveying a client’s basic needs, completing commercial assessments, and preparing PM proposals will also be put to the test. Your quickness in understanding and dealing with a situation will be indispensable especially in carrying out value engineering, build ability analysis, critical reviews of design and documentation.

 

Business savvy and action-oriented

To excel in this role, you should have a high level of understanding and technical expertise. We deliver projects that help our clients succeed as well as help JLL achieve our business and financial goals. 

 

Are you well versed in project products, systems, processes, tools and best practices? Can you handle the site operations no matter how complex it may be?
