SUMMARY
Responsible for the maintenance of staff and programs of all major hospital buildings and grounds and ultimately the comfort and safety of all patients, visitors and employees of Unity Health System. Responsible for overall departmental operations including personnel, budget, training and future planning. Responsible for long term goals and direction of the department through policies and procedures and preventative maintenance system as well as corrective maintenance programs to ensure the Hospital meets all applicable codes and requirements.
Responsible for space allocations and tracking at Unity Hospital and St. Mary’s Hospital which includes tracking space requests and assignments. Once a request is evaluated for priority and functionality within the facility, will work with Administration at each facility for final dispensation of requests. Requests will be evaluated not only on need of requestor, but also on an evaluation of the physical site and any life safety or building code impact.
Responsible for coordinating property management maintenance at Unity Health System leased sites. Work with each site manager for any concerns they have, ensure maintenance is appropriate for each site, and monitor maintenance costs. Coordinate service contracts with the property manager to make sure to get the best service for the best cost. Coordinate lease exits with the site to minimize any cost to the health system and minimize disruption to clinical practices.

RESPONSIBILITIES
Using content and intent of Health System and Departmental goals and objectives, and general background knowledge, delineates problems, formulates and analyzes options and then selects the appropriate responses or makes appropriate recommendations in a timely manner. Is responsible for ensuring that processes are thorough and logical, with rational, supportable conclusions regarding Facilities maintainability and Departmental personnel interactions.
By analyzing past trends and assessing present conditions, is responsible for establishing methods or plans with timetables to anticipate future needs pertaining to: personnel — in goal setting, task assignment and evaluation; technical — with operation, maintenance, and improvements; departmental systems — for improvements in effectiveness and efficiency.
Positions facilities engineering department to contribute to the health system plan. Develops and achieves departmental and Hospital goals. Works with Supervisors, assesses department goals by using performance and effectiveness criteria, reports progress or implements changes. Promotes Hospital's values by displaying tact and a helpful attitude toward guests so a favorable impression of Unity Health System is developed and maintained. Demonstrates courteous, helpful and positive attitude toward patients, physicians, internal customers and co—workers. Leads Department with respect to the values of openness, integrity, caring, respect and excellence.
Responsible for short and long range budgets to ensure a safe and code-compliant environment for patients, staff and visitors using Joint Commission, OSHA, NYSDOH, NEW and other applicable codes.
Responsible for correct prioritization of facility maintenance and repairs for building utilities, structures, power plants and grounds to ensure no interruption of patient care.
Ensures that personnel responsible for repair and preventive maintenance are appropriately trained for their positions and have performance metrics in place that assure compliance with agreed upon plans.
Responsible for allocating funding sources appropriately (department expense and capital budgets) and keeping spending within approved limits.
Keep solid and open communications with hospital administrators and directors to ensure Facility Engineering is meeting health system needs. Work with Facility Engineering staff to resolve issues and problems and develop work plans to encourage high staff morale. Ensuring and monitor employee satisfaction & development
Responsible for Project management, works closely on a day to day basis with project management and long term facilities planning. Responsible for scope, design and implementation of infrastructure and other departmental projects. Prioritization of physical plant infrastructure needs is key to maintaining a safe and functional space for patients and staff and is essential for the long term viability of the buildings. Responsible for leased site maintenance for physician practices by working with the property management company. Respond to any complaints and ensures least cost for best value in maintenance and preventive maintenance contracts. Work with site managers to plan repairs to minimize response cost.
Responsible for QA and safety metrics for department, Productivity, employee satisfaction and customer satisfaction metrics. Maintain the space allocation program for Unity and St. Mary’s hospitals. This includes a physical assessment of the appropriateness of the requested physical space as well as overriding health system priorities.
Oversight of operations at two main hospital buildings and numerous smaller non-acute settings and two power plants (well over a million square feet of building space and 200 acres of property). Responsible for monitoring the energy efficiency of the buildings responsible for and for developing and coordinating energy consumption and reduction initiatives and tracking the success of the same.
Bachelors Degree preferred.
Five to seven years of Facilities, Engineering experience.
Seven years managerial experience and five years Hospital Acute Care operation managerial experience preferred.
Experience with state department of health building codes preferred.
Joint Commission experience preferred.

The listed base pay range is a good faith representation of current potential base pay for a successful full time applicant. It may be modified in the future and eligible for additional pay components. Pay is determined by factors including experience, relevant qualifications, specialty, internal equity, location, and contracts.
