As the project manager, you will be responsible for the scoping, design, construction, and commissioning of small capital projects. This is a self-sufficient position where you will exercise your judgment and be responsible for all aspects of assigned projects. Projects are fast-paced and high-profile. As an owner's representative, you will be protecting the client's interests, providing advice, and making decisions in their absence. The position requires skills in managing cross-functional, multi-location project teams using cutting-edge project management methodologies.

Your Day-to-Day Activities:
·        Lead Owner-Architect-Contractor (OAC) meetings and provide direction on project progress.
·        Manage all phases including scoping, design review, constructability review, bidding, construction inspection, commissioning, and incorporation of as-built documentation.
·        Drive consensus and communicate responsibilities to ensure ownership and accountability across the project team.
·        Resolve conflicts, facilitate decisions, and maintain alignment among all contributors.
·        Recommend tools, processes, and best practices to strengthen the client’s internal project management function.
·        Respond to RFIs, execute contracts, and process change orders.
·        Review and approve contractor and vendor pay applications.
·        Create and maintain project schedules, including activities, WBS structures, relationships, resources, and baselines.
·        Develop, monitor, and update project cash flow projections.
·        Ensure strong scope control and document control throughout the project lifecycle.
·        Analyze and report on cost and schedule variances and overall project performance.
·        Build and maintain Excel-based reports and analytical tools.
·        Measure progress of project activities and milestone achievement.
·        Conduct ad hoc reporting and analytics as needed.
·        Support the monthly estimating and processing of accruals.
·        Facilitate focused and cross-functional meetings or calls.
·        Keep stakeholders informed through meeting minutes, risk registers, decision logs, and status reports.
·        Represent the client with government agencies and present to senior management and other stakeholders.
·        Lead the team in identifying, tracking, and mitigating risks, issues, and opportunities.
·        Escalate risks and issues as needed to maintain schedule, cost, and project objectives.
·        Capture lessons learned and ensure previous lessons are incorporated into future work.

You'll be prepared for this job if you have…
·        A Bachelor's degree
·        Five plus years of work experience in project management, construction management, engineering, or a similar field
·        Good verbal and written communication skills

You'll stand out if you have…
·        Professional Engineering (PE) license, Project Management Professional (PMP), or similar certification
·        A natural tendency for taking ownership and a willingness to lead
·        Lab build-out experience
·        A strong commitment to quality and attention to detail
