Chief Engineer – 222 North LaSalle (Local 399)

Summary of the Position
The Chief Engineer will report to the General Manager and be based in the Class A commercial property , 222 North LaSalle. The Chief Engineer will be responsible for overall building systems performance, team leadership, and ensuring safe, efficient, and reliable operations in alignment with budget, compliance and customer experience standards.
Key Responsibilities
- Drive Tishman Speyer’s culture of excellence and first-class customer service and hospitality
- Maintain stellar customer relationships through prompt, courteous service to customer requests utilizing Tishman Speyer’s work order system
- Supervise and manage a staff of qualified operating engineers and maintenance staff including hiring, training, development, education, performance management, payroll, and scheduling.
- Oversee the maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), cabling (data and voice, broadband), lighting and temperature controls systems, vertical transportation systems, roofing, exterior façade and window systems, critical environments and light construction (painting, doors, locks)
- Maintain and execute the property’s preventative maintenance program, making continuous improvements as needed
- Understand and oversee all aspects of construction planning, execution, commissioning, punch-listing and acceptance of equipment and related documents
- Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment
- Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure. Responsible for alerting the management of the building of compliance discrepancies.
- Prepare and submit the annual budget as it pertains to the Engineering Department.
- Provide recommendations in planning for upgrades, equipment replacements and building modifications to ensure the building’s future capabilities are maintained.
- Responsible for ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices.
- Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
- Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or customers operating within the buildings.
- Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respect to the building’s critical functions and the work they are to perform, including an incident contact response list.
- Ensure that the Critical Facility Work is a well-understood process among the building staff, engineers, customers and contractors who perform work on the building’s critical infrastructure.
- Manage and evaluate the effectiveness of the chemical water treatment program for optimal results.
- Maintain an inventory of all tools and spare parts to ensure efficient continuous operations of the property.
- Develop, implement, and maintain energy conservation programs, utilizing available energy management platforms and taking an active role in leveraging utility demand response programs.
- Review and approve all building and tenant construction and as-built drawings to assure comfort and practicality with design criteria, making suggestions for improvement whenever possible.
- Assist construction personnel and ensure building integrity by inspecting ongoing tenant and base building construction.
- Maintain knowledge of current and evolving technology in building operations and advocate for implementation as appropriate to advance building operations and sustainable performance.
- Secure and maintain any permits and/or licenses required by law or by code, i.e.:
- Refrigeration License
- Boiler Certification
- Fire Safety Directory
- Standpipe and sprinkler certification
- Elevator, escalator permits
- In the absence of the General Manager, the Chief Engineer assumes primary responsibility for the facility in tandem with the Operations Manager, maintaining constant communication with the Regional Director of Property Management and Director of Engineering.
Qualifications
- High School diploma or general education degree (GED) or an equivalent combination of education and experience from which comparable knowledge and skills may be acquired
- Ten years’ experience in a building engineering position with progressive responsibility
- Demonstrated experience directly leading, developing, and managing teams
- Experience reading and interpreting documents such as blueprints, safety rules, operating and maintenance instructions, diagrams, and procedure manuals; and
- Experience and deep knowledge with controls, energy management, Indoor Air Quality, and equipment management
- Universal CFC Certification
- A current and valid stationary engineer’s license
- Membership in IUOE Local 399 is required within 60 days of employment start date
Physical Requirements and Work Environment
- Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 – 100+.
- Work at heights with A-Frame and extension ladders from 5ft to 16ft using buddy system and following all OSHA guidelines and safety precautions.
- Work in confined spaces, following all OSHA guidelines and safety precautions.
- Specific vision abilities include close vision, distance vision, color vision and depth perception.
- Must be able to stand for an extended period, at a minimum of 8 hours.
- Must be able to move, lift, carry, push, pull, place objects less than or equal to 50 pounds without assistance.
- Ability to understand and communicate in English, verbally and written.
- Wear Personal Protective Equipment that may be required when performing Engineer tasks safely, such as but not limited to: hard hat, safety glasses, splash-resistant face shield, welding helmet, welders’ gloves, all-purpose work gloves, chemical-resistant gloves, disposable gloves, face mask for infectious disease control, nuisance dust mask, hearing protection, standard impact-resistant safety shoes with non-slip soles, and electrically-rated safety shoes.
- Wear fall prevention/protection equipment when working at heights over 4 feet in areas without guardrails, or when performing other non-ladder work at elevations, or when working in permit-required confined spaces where retrieval equipment is required, including but not limited to body harness and lanyard in addition to other required Personal Protective Equipment.
The employee is frequently exposed to moving mechanical parts, building equipment and tools. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; toxic or caustic chemicals; outside weather conditions; and risk of electrical shock. (Note: Should under no circumstance work on any 480 volt electrical system unless he or she has been properly trained.) The noise level in the work environment is usually moderate to loud. Must be knowledgeable in safety aspects of any function before performing any task in that area.
The compensation range for this role is $59.64 to $63.62 per hour. This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s Chicago team, as we’ve considered factors specific to this geography. This role is eligible for access to IUOE Local 399 Health and Welfare Plans including, medical, dental, and vision insurance, and pension and 401(k) retirement plans afforded to members of IUOE Local 399, as well as all other benefits afforded to Tishman Speyer employees per the BOMA - IUOE Local 399 agreement.
