The Associate of Power & Infrastructure Investments reports to the SVP and helps support investment strategy, underwriting, and execution for the company’s data center platform. This role serves as the central point of coordination between the investment committee, capital partners, and development teams, ensuring disciplined underwriting and strategic alignment on all capital deployment decisions.
The Associate will support the creation and institutionalization of advanced financial modeling templates for powered land, powered shell, and turnkey development opportunities. They will manage the full investment lifecycle, continuously evaluating deal structures and underwriting assumptions to reflect market dynamics and demand trends.
The Associate will support Link’s data center growth assets through opportunistic acquisitions and assessment of its existing operating portfolio. They will support all aspects of deal execution including lease and capital markets negotiations.
RESPONSIBILITIES:
Develop and maintain detailed financial models to evaluate data center acquisitions, developments, joint ventures, and capital deployment opportunities, ensuring accurate forecasting across cash flow, power allocation, and lease‑up scenarios
Conduct scenario and sensitivity analyses to assess risk‑adjusted returns and support internal decision‑making for new and existing investments
Support end‑to‑end transaction execution, including due diligence, document review, coordination across internal stakeholders, and preparation of investment approval materials
Review commercial agreements—such as leases, power contracts, purchase agreements, and JV documents—to identify key value drivers, obligations, and risks
Prepare high‑quality Investment Committee materials that clearly present financial analysis, strategic rationale, and diligence findings
Perform comprehensive market research, analyzing supply/demand trends, hyperscale activity, pricing benchmarks, competitive landscapes, regulatory factors, and power/fiber dynamics
Track comparable transactions and maintain internal market intelligence databases to support underwriting assumptions and strategy development
Evaluate new opportunities by assessing land readiness, utility and power availability, fiber connectivity, zoning/regulatory conditions, and competitive positioning
Partner with Development, Asset Management, and Capital Markets to align underwriting assumptions with cost estimates, delivery schedules, customer requirements, and capital structure strategies
QUALIFICATIONS:
2-5+ years of experience in real estate private equity or investment banking
Strong financial modeling skills; experience with Argus is a plus
Strong understanding of real estate capital structures, development budgets and timelines
Familiarity with data center business models, industrial real estate, and/or energy infrastructure preferred
Bachelor’s degree in Business, Finance, Engineering, or related field
Highly analytical, detail‑oriented, and able to manage multiple priorities
Excellent communication skills
Ability to synthesize complex information clearly
$115,000 - $142,000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
