About the role:

We’re currently seeking a skilled and experienced Building Maintenance Supervisor (Voids & Surveying) to lead our team as part of a social housing contract in Rotherham. This is a dynamic, field‑based leadership role where you’ll oversee the delivery of void refurbishment works, ensuring properties are surveyed, repaired, and brought up to standard ready for re‑let.

This is a fantastic opportunity to step into a key supervisory role with a strong pipeline of voids work and a growing presence in the area. You’ll play a vital part in ensuring homes are safe, compliant, and ready for new residents, making a real impact across the community.

Duties:

  • Supervise the day‑to‑day delivery of void refurbishment works across empty properties
  • Carry out and oversee pre‑ and post‑void surveys to identify required works and confirm quality on completion
  • Ensure all works are completed safely, efficiently, and to required quality and compliance standards
  • Allocate resources, operatives, and subcontractors effectively to meet turnaround targets
  • Manage work schedules and priorities to support swift property handovers
  • Conduct regular site visits to monitor progress, resolve issues, and maintain quality standards
  • Ensure full compliance with Health & Safety regulations, COSHH, and company procedures
  • Complete quality inspections and ensure remedial actions are implemented where required
  • Lead, support, and performance‑manage a team of operatives, including productivity and performance monitoring
  • Identify training needs and support development of the team
  • Enforce HR policies including attendance, conduct, and grievance procedures
  • Monitor and maintain company assets including vehicles, tools, PPE, and van stock
  • Oversee material usage and ordering to ensure cost‑effective delivery
  • Use systems and reports to track performance, survey outcomes, costs, and property condition
  • Liaise with client representatives, subcontractors, and suppliers to coordinate void delivery
  • Support contract mobilisation, compliance audits, and continuous service improvement
  • Assist with budget control, forecasting, and identifying efficiencies and potential gains
  • Provide cover for other supervisors during periods of absence or peak demand
  • Attend toolbox talks, training sessions, and company meetings
  • Ensure all activities reflect company values and maintain a professional image at all times

Role Criteria:

  • Previous experience as a Maintenance Supervisor or similar role within social housing or property maintenance
  • Strong experience managing voids works and property surveying
  • Proven track record of managing Health & Safety and compliance requirements
  • City & Guilds or equivalent qualification in a relevant trade
  • Full, valid UK driving licence
  • Strong working knowledge of Health & Safety legislation, including COSHH
  • Experience working with Schedules of Rates
  • Confident people manager with the ability to lead, mentor, and develop teams
  • Strong customer and client‑focused approach
  • Excellent organisational, planning, and problem‑solving skills
  • Ability to make sound decisions under pressure
  • Strong communication skills, both written and verbal
  • IT literate with experience using works management systems
