POSITION SUMMARY

NRP is currently seeking an Sr VP, Third-Party Business Development & Market Strategy.

Reporting to President of NRP Contractors, this role is responsible for unifying, strengthening, and scaling a consistent, disciplined national growth framework that brings clarity, continuity, and predictability to NRP’s third‑party construction pipeline.

The Sr VP, Third-Party Business Development & Market Strategy provides enterprise‑level leadership across business development, market strategy, and commercial intelligence to ensure third‑party opportunities are identified, qualified, forecasted, and advanced consistently across regions. This role serves as the senior market‑facing executive for the third‑party construction platform and partners closely with regional construction leadership, preconstruction teams, and marketing to align growth strategy with execution capacity.

The role focuses on how work enters the organization, strengthening the front‑end growth engine while preserving regional ownership of client relationships and project execution.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES

National Growth & Market Strategy

  • Develop and execute a multi‑year national strategy for third‑party multifamily construction growth.
  • Establish annual and long‑range pipeline generation targets aligned with organizational priorities and regional capacity.
  • Define client segmentation, target markets, and national account strategies.
  • Lead the development and expansion of prototype business models and new product types.
  • Establish consistent opportunity qualification standards and pursuit governance across regions.

Business Development Leadership & Consistency

  • Provide direct leadership to the Business Development team, ensuring consistent standards, clear prioritization, and disciplined execution of national pipeline strategy.
  • Align regional business development efforts under a unified national framework.
  • Institutionalize CRM governance, pipeline reporting, and forecasting discipline.
  • Elevate pursuit preparation, coordination, and executive‑level presentation quality.
  • Promote accountability, clarity, and performance transparency within the Business Development organization.

Commercial Intelligence & Insight

  • Partner with Marketing and IT to implement consistent lead‑generation and information‑capture processes.
  • Develop business intelligence to assess lead sources, pursuit outcomes, and conversion effectiveness.
  • Analyze client financial capacity and market trends to inform pursuit prioritization.
  • Translate insights into improved forecasting accuracy, pursuit discipline, and resource deployment.

Cross‑Functional Alignment

  • Collaborate closely with regional construction leadership to align opportunity flow with execution capacity.
  • Partner with preconstruction and estimating teams on early‑stage budget strategy and pursuit planning.
  • Support disciplined coordination from opportunity identification through preconstruction engagement.
  • Foster transparent communication and alignment across a matrixed organization.

Market & Brand Leadership

  • Define and articulate NRP’s third‑party construction value proposition in partnership with Marketing.
  • Support marketing initiatives, developer outreach campaigns, and pursuit materials.
  • Represent NRP externally with developers, brokers, architects, and capital partners.
  • Expand national visibility through conferences, industry events, and strategic relationships.

Platforms, Partnerships & Continuous Improvement

  • Provide executive leadership for CRM, sales enablement, and reporting platforms.
  • Support development of national agreements and strategic partnerships.
  • Identify opportunities to improve consistency, efficiency, and scalability across third‑party growth processes.
  • Lead special projects related to national alignment, growth initiatives, and platform development.

SKILLS & ABILITIES

Education

Bachelor’s degree in construction management, Real Estate, Business, Finance, Engineering, or a related field preferred, or equivalent relevant experience.

Experience

  • 15+ years of experience in multifamily construction or related real estate disciplines.
  • Significant experience within third‑party general contracting environments.
  • Demonstrated success scaling business development or pipeline strategy within a regional or national platform.
  • Strong preconstruction and estimating fluency.
  • Experience leading and professionalizing business development organizations.

Knowledge & Skills

  • Deep understanding of multifamily construction, preconstruction, and development processes.
  • Strong commercial and financial acumen related to pursuit strategy and client evaluation.
  • Ability to operate effectively within complex, matrixed organizations.
  • Strong written, verbal, and executive‑level presentation skills.
  • Proficiency with CRM systems, forecasting tools, and performance reporting.
