POSITION SUMMARY

The Specialized Mortgage Consultant is responsible for guiding clients through specialized mortgage processes, focusing on Assumptions or Friends and Family/Employee Loans, by leveraging expertise to assess financial needs, recommend tailored loan products, and close sales, while fostering long-term relationships and ensuring compliance with regulatory standards.

DESCRIPTION

Duties and Responsibilities

  • Provides superior customer service by responding to company-provided leads in a timely manner from internet, direct mail campaigns, radio ads, referrals, or other special marketing campaigns, with a focus on Assumptions or Friends and Family/Employee Loans.
  • Originates specialized mortgage loans, including Assumptions (e.g., transferring existing mortgage terms to new borrowers) and Friends and Family/Employee Loans (e.g., customized loans for employees or their referrals).
  • Takes loan applications by phone and prepares effective loan proposals tailored to the unique requirements of specialty lending programs.
  • Engages with consumers, determines their needs, and offers appropriate specialty or non-specialty loan products.
  • Meets individual monthly sales goals, closing a minimum of 10 loans per month or 30 loans per quarter, including both specialty and non-specialty loans.
  • Obtains all necessary information to close the loan in a timely manner, including but not limited to credit reports, income verification, appraisals, lien searches, and documentation specific to Assumptions or Friends and Family/Employee Loans.
  • Conducts thorough financial assessments, analyzing credit reports, debt-to-income ratios, and other financial data to structure loan solutions that meet client needs and lender guidelines for specialty programs.
  • Manages a loan pipeline from application to closing, collaborating with underwriting, processing, and other teams to ensure timely and accurate loan approvals, with attention to the unique processes of specialty loans.
  • Develops and maintains relationships with clients, real estate agents, builders, and internal stakeholders (e.g., employees or their referrals) to generate referrals and repeat business.
  • Stays informed of developing trends in the mortgage industry, with a focus on Assumptions and employee-related lending programs.
  • Ensures adherence to federal and state lending regulations, including the Truth in Lending Act (TILA), Real Estate Settlement Procedures Act (RESPA), and Fair Lending standards, maintaining accurate and compliant documentation for specialty loans.
  • Utilizes loan origination system (H2O), CRM platform (Salesforce), and communication tools (Microsoft Outlook, Teams) to streamline processes, enhance efficiency, and improve client experiences.
  • Provides superior customer service.
  • Maintains compliance with company Code of Conduct.
  • Contributes to team initiatives to improve sales strategies, processes, or client experiences, sharing expertise in specialty lending to drive organizational success.
  • Returns all voicemails within 24 hours, maintaining high levels of communication and urgency in all client and team interactions.
  • Performs related duties as assigned by management.

Qualifications and Education Requirements

  • Associates Degree or Bachelor’s Degree preferred.
  • 3 years of mortgage origination experience or 18 months as an originator at Newrez with performance in the top 25% of funded units over the last 6 months (reviewed biannually in January and July).
  • Active Mortgage Loan Originator (MLO) license required; Newrez may sponsor licensing for qualified internal candidates.
  • Proven track record of meeting or exceeding sales goals, with experience in consultative selling and closing complex loan transactions, achieving a minimum of 10 closed loans per month or 30 per quarter.
  • Experience with specialty lending programs (e.g., Assumptions, Friends and Family/Employee Loans) preferred but not required.
  • Must maintain mortgage licenses by completing mandatory annual continuing education..

Skills, Abilities, and Knowledge

  • Demonstrated ability to connect quickly with people in an outgoing, friendly manner.
  • Advanced communication and negotiation skills to handle complex client scenarios, overcome objections, and close sales effectively, particularly for specialty loans.
  • Ability to maintain high levels of communication and urgency, including returning all voicemails within 24 hours.
  • Must possess the ability to work efficiently and accurately.
  • Must have a solid understanding of appraisals, title reports, product guidelines, and the unique requirements of Assumptions and Friends and Family/Employee Loans.
  • In-depth knowledge of federal and state lending regulations, including TILA, RESPA, and Fair Lending, to ensure compliance.
  • Proven success in a fast-paced environment.
  • Must be detail-oriented and demonstrate careful decision-making skills.
  • Strong analytical skills to evaluate financial data, assess creditworthiness, and structure loan solutions tailored to client needs for specialty programs.
  • Needs to work independently with minimal supervision.
  • Proficiency with loan origination system (H2O), CRM platform (Salesforce), and communication tools (Microsoft Outlook, Teams), with the ability to adapt to new digital tools.
  • Must pass a background check for state licensing.
