The Facility Manager is responsible for the overall management, maintenance, and smooth operation of building infrastructure and support services. This role ensures that all technical systems, housekeeping, security, and vendor services function efficiently, safely, and cost-effectively while meeting organizational standards and statutory compliance requirements.
Oversee daily operations of all facility services (Electrical, HVAC, Plumbing, Fire & Safety, Civil, STP/ETP, DG systems, etc.).
Ensure preventive and corrective maintenance schedules are followed.
Maintain uptime of all critical equipment and utilities.
Conduct regular facility inspections and audits.
Supervise technical staff, housekeeping, and security teams.
Allocate tasks and monitor team performance.
Conduct training on safety and operational procedures.
Manage AMC contracts and service-level agreements (SLAs).
Evaluate vendor performance and ensure service quality.
Approve work orders and verify invoices.
Prepare and manage annual facility budgets.
Monitor expenses and implement cost-saving initiatives.
Track utility consumption and optimize energy usage.
Ensure compliance with local statutory regulations and safety standards.
Maintain documentation for fire safety, electrical inspections, lift licenses, pollution control, etc.
Lead emergency response planning and safety drills.
Act as the primary point of contact for clients/tenants.
Address service complaints and ensure timely resolution.
Conduct review meetings and share performance reports.
Maintain asset registers and maintenance records.
Prepare monthly MIS and performance reports.
Support internal and external audits.
Bachelor’s Degree in Engineering (Electrical/Mechanical/Civil) or equivalent.
5–10 years of experience in facility management or building operations.
Experience in commercial/IT parks, hospitals, malls, or industrial facilities preferred.
Strong technical knowledge of building systems.
Leadership and team management skills.
Budgeting and cost control expertise.
Vendor and stakeholder management.
Knowledge of statutory compliance and safety standards.
Good communication and problem-solving skills.
