WREF is the global team responsible for the full lifecycle of planning, execution and operations of GSK’s real estate portfolio. This includes defining the organisation’s real estate and workplace experience strategy across our network of over 260 manufacturing, R&D and office facilities; as well as leveraging our network of vendor partners to ensure delivery facility management and capital project services to GSK’s global office portfolio. The team is set up in a matrixed operating model with Central Teams responsible for service strategy and process ownership, and Regional Teams responsible for executing WREF’s services. 

Reporting to the Head of WREF, the Senior Director, Head of Real Estate is GSK’s Global Real Estate, Portfolio Strategy and Capital SME and is a key member of the Global WREF Leadership Team contributing to and supporting WREF’s objectives and ambitions.   

The WREF Head of Real Estate and Capital operates as a member of the WREF Leadership Team, reporting to the Head of WREF. The individual leads a team to deliver Real Estate transactions, portfolio strategy services and capital globally. This role is crucial for achieving targets related to cost, utilisation, workplace experience, quality, and compliance. Additionally, the Head of Real Estate is responsible for aligning service delivery with customer business strategies, and acts as an expert advisor to the WREF Leadership Team and other senior business leaders on strategic transaction execution, planning and portfolio optimisation. 

Key Responsibilities 

  • Participate in the development and delivery of WREF’s strategic plans, goals, and objectives, ensuring alignment with the One WREF ethos and GSK business. 

  • Operate as GSK’s global real estate SME, supporting regional real estate teams on complex transactions and, as necessary, actively lead larger, high profile real estate and capital projects. 

  • Responsible for GSK’s global real estate transaction management processes and procedures, including development of WREF’s End-to-End Real Estate process 

  • Develop real estate strategy, asset plans and masterplans to align real estate portfolio with the company's business goals and growth plans. Develop and maintain reporting and metrics to support delivery 

  • Global accountability for WREF’s capital strategy and governance, including ownership of the capital process, lifecycle asset management, reporting, governance and end-to-end capital plan management 

  • Global accountability for Portfolio Strategy Team service delivery and 3rd party providers. Implement and utilise service best practice systems and processes to increase services capability and drive increased satisfaction and performance. 

  • Optimize the Portfolio by continuously reviewing and developing site, regional, asset type and business units opportunities to adjust real estate assets, through partnership with regional teams and business units to maximize efficiency and minimise costs. 

  • Lead complex, critical or confidential strategic real estate planning projects as a subject matter expert, using soft skills to catalyse change programmes to support WREF and GSK objectives.   

  • Develop key 3rd party relationships and act as GSK’s account lead for key global real estate contracts, including contract management and service performance of 3rd party suppliers including tracking metrics, budgets, financial performance, and identify service evolution and cost-saving opportunities. Responsible for the transaction and portfolio strategy operational budgets, ensuring our contracted services deliver maximum value and results in line with customer expectations. 

  • Cultivate trust-based business relationships within WREF, the GSK business lines, and industry to ensure WREF’s real estate solutions respond to business need and industry best practice. 

Competecies

  • Extensive experience as a Real Estate expert at Snr Director level, leading complex real estate projects (transactions and capital projects) across multiple geographies. 

  • Significant experience developing value add reporting and forecasting to ensure portfolio optimisation and management 

  • Deep understanding of contemporary best practice in the delivery of workplace solutions and the future position of the workplace in the context of a hybrid work environment. 

  • Outstanding managerial skills and leadership abilities in order to motivate and influence senior executives and managers in a demanding and rapidly evolving environment. 

  • Inclusive leader who builds diverse, high-performing teams and fosters psychological safety. 

  • Ability to think and act strategically and initiate and engage in long term planning. 

  • Excellent interpersonal, presentation and persuasive skills to successfully interact with senior stakeholders internal and external to GSK, experienced in working across global cultures. 

  • Strong ability to act as a motivator of change and influence without authority.
