Senior Transactions Analyst

Job Summary

The Senior Transactions Analyst reports to the SVP of Transactions and is integrally involved in acquisitions, dispositions, development, and underwriting of apartment communities by MAA (NYSE: MAA). Responsibilities for closing acquisitions, dispositions, and development opportunities include evaluating acquisition targets, reviewing due diligence materials, analyzing financial statements and projecting future cash flows to recommend bid/transaction prices consistent with internal requirements. This role supports MAA’s acquisition/development-based growth strategy at the leading edge of the market and provides opportunity to make a significant contribution to acquisition and development decisions and exposure to senior management.

Duties and Responsibilities

  • Performs property and market return analytics to help determine optimal portfolio market weighting.

  • Reviews initial property information provided by seller, including market data, property financials, property amenities and comparable property characteristics.  Determines additional information needed to complete the analysis and obtain it through the seller, broker or other sources. 

  • Develops financial projections based on a combination of historical performance and future expectations for potential acquisition targets.  Prepares summary investment reports for senior management with investment highlights and pricing/bid recommendations.

  • Collaborates with brokers, senior management and asset-level personnel.

  • Assists with the coordination of various third party transaction services, including tax consultants, lease audits, etc.

  • Assists with sourcing Joint Venture Development opportunities along with evaluating the appropriate structures for those partnerships.

  • Prepares the preliminary expense and revenue budgets for contracted properties, works with various internal departments to finalize expense budgets.

  • Leads the collection, distribution and review of due diligence materials and performs assigned tasks to ensure the successful closing of acquisitions and dispositions.

  • Prepares real estate investment packages for presentation to senior management and to the Board of Directors. Participates in presentation of investment packages as needed.

  • Researches market fundamentals and trends of new and existing markets to support and facilitate analyses of acquisitions.

  • Prepares initial research and analyses for various business opportunities and coordinates special projects as needed.

  • Coordinates with internal Finance and Capital Markets departments in reporting new investment activity and transaction market conditions on earnings calls and investor presentations.

  • Assists Finance department with preparation of earnings guidance for the Investment Group portfolio.

  • Travels as needed to perform market and/or property tours with which to evaluate current and/or potential business development opportunities.

  • Performs other related duties as assigned to meet the needs of the business. 

Required Qualifications

  • Bachelor’s degree in Business or a related field with a concentration in Finance, Real Estate or Accounting required.

  • Five years of experience in investment banking, finance, property brokerage, acquisitions/dispositions, asset management, and/or portfolio management required.  

Preferred Qualifications

  • MBA or other Master’s degree preferred

  • Chartered Financial Analyst (CFA®) designation by the CFA Institute preferred

  • Direct multifamily real estate experience preferred

Knowledge, Skills, and Abilities  

  • Knowledge of real estate acquisition business practices and

  • principles

  • Advanced knowledge of real estate valuations and investment analysis

  • Knowledge and skill to develop, maintain and interpret financial models

  • Quantitative and qualitative analytical skills and attention to detail

  • Proficiency with Microsoft Office applications (Word, Outlook, PowerPoint) including advanced functions in Excel

  • Ability to operate independently with initiative to achieve business objectives

  • Organizational and management skills to prioritize, track and manage projects, tasks, and deadlines

  • Critical thinking and problem-solving skills

  • Knowledge of real estate contractual terms and conditions and negotiation skills

  • Skill and ability to clearly and concisely communicate verbally and in writing, including executive presence to deliver proposals to senior and executive management
