Senior Manager, Office Leasing

JOB DESCRIPTION

This role will maintain relationship with current and potential office tenants, provide market intelligence as well as devise strategies to remain competitive in the market.
KEY AREAS OF RESPONSIBILITY
•    Increasing occupancy to achieve the target by finding good office tenants
•    Constantly conduct market research on industry, competitors & update rental rate achievable by other commercial buildings.
•    Formulate, develop & implement leasing plan and strategy for office leasing.
•    Source for suitable office tenants both overseas and in Vietnam. 
•    Prepare and execute/produce/reproduce all marketing collaterals.
•    Manage tenants’ database, particulars, and property details and ensure all information details are properly filed into the system.
•    Prepare all legal documents including Letters of Offer, Tenancy Agreements, liquidation agreement, short-term lease, signage agreement etc.
•    Negotiate leases and oversee the preparation of Letter of Offers & Lease Agreements.
•    Prepare Rental projection and prepare Marketing Budget from time to time.
•    Manage and ensure SOPs of leasing process are followed through from lease proposal approval stage to Tenancy Agreement signing stage.
•    Seeking approvals under FAL.
•    Improve departmental procedures, including leasing.
•    Prepare leasing & marketing reports.
•    Work with Marcom for marketing communications of the office building.
•    Work with other departments or external party for marketing activities.
•    Work with Interior Design, Signage designer, & other suppliers necessary in office operation. 
•    Other tasks assigned by Line Manager.

JOB REQUIREMENTS

Background / Experience
•    Bachelor’s degree in marketing, Economics or Business related.
•    Senior Manager level: Above 8 years of relevant experience with 4 years in senior management capacity and real estate field, especially in office industry for Grade A commercial building
•    Evidence of strong communication skills, written and verbal in English.
