Job Description:

The Commercial Mortgage Group (CMG) is a high volume, large portfolio commercial mortgage business comprised of multi-unit residential and commercial investment property mortgages with a national mandate. Our goal is to deliver a commercial mortgage product at all times and in all market conditions, subject to assets, structure and other risk parameters being acceptable.

 

Given CMG’s real estate market/industry expertise, our mandate also includes the adjudication of all new/significant changes to the Business Bank’s Small Commercial Mortgage product (SCMP) within Discretionary Limits.  The SCMP product finances investment properties within the Commercial Banking Centre (CBC) network.  The product limit is $10,000,000 and group product limit $20,000,000.

 

The Manager Mortgage Credit (MMC), SCMP is a key member of the CMG leadership team directly contributing to achieving the Business Bank's strategic objectives and driving required business results. 

 

The main responsibility of the MMC, SCMP is to review the credit and operational risk of the SCMP submissions by the Commercial Bank within Business Banking.

 

The MMC, SCMP reports to the AVP Credit SCMP and interfaces with Commercial Credit Risk Management on a frequent basis.  The position is accountable for achieving The Quest in addition to delivering a superior customer experience while driving profitable business growth.

SHAREHOLDER

Grow Economic Profit (EP) of the Portfolio – 15%

  • Support the Business Bank in meeting business development targets by recommending alternatives in structure to meet the needs of customers and conform to TD’s risk management policies.
  • Ensure appropriate balance between customer risk.
  • Develop and implement programs to optimize productivity and efficiency in credit processes.
  • Demonstrate a deep understanding of capital impact, BRR/FRR, and assess business opportunities appropriately.

Manage Credit and Operational Risk – 50%

  • Assess all credit applications for the Bank’s SCMP portfolio, ensuring they provide a high quality of risk assessment, credit structure, due diligence, and credit presentation.
  • Ensure credit applications address key risk issues while streamlining submissions
  • Approve credits within discretionary limits and make recommendations on all others.
  • Ensure the overall portfolio is comprehensively monitored and controlled, adhering to and administered within approved guidelines, and in line with Bank and Business Banking's operating policies and procedures.
  • Contribute to ongoing review of policy, product and process to minimize risk while balancing process and distribution channel simplification, market competitiveness and growth
  • Interpret and apply TD’s risk management strategy, both credit and operational.
  • Follow, and ensure staff within the CBC's are knowledgeable of and comply with, Bank and Industry Codes of Conduct.

CUSTOMER

Relationship Management – 10%

  • Follow best practice service standards.
  • Develop strong relationships with internal and external business partners and use these networks to provide specialized knowledge and subject matter expertise and enhance customer satisfaction.
  • Coach credit teams within the CBCs in developing creative credit solutions that add value to customers.

TEAM

Leadership and People Development – 25%

  • Develop and collaborate with MCCs in the CBC network by training, and coaching members of the Business Banking Commercial Centres.
  • Encourage environment of customer focus and continuous process improvement.
  • Contribute to consistently improving TD Pulse results and driving employee engagement and satisfaction.
