Job Description
What does this role entail? The Regional Operations Manager is responsible for providing guidance and inspection of all property reports to ensure accuracy to clients. This role will also provide technical support to software users, answer questions, and resolve problems for clients via telephone or from a remote location. This role requires the ability to multitask and must be organized. The person in this position will work closely with the other departments within RangeWater Real Estate, including operations, marketing, and training. The long-term goal will be for you to assume increasing responsibility in the Company. Finally, because we are a growing company, our expectation is that you will execute such tasks as necessary to support the company even if they may fall outside of your defined responsibilities.
Essential Roles You Will Play:
Supports onsite and home office teams (creating spreadsheets, troubleshooting, etc.)
Conducts group and one-on-one and in-person trainings, partners with training dept. to help train on weekly and monthly reporting.
Acts as liaison between corporate and onsite employees, consulting employees on marketing, reporting, employee relations, and RangeWater Residential policy. Identifies “core competencies” of the workforce.
Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public.
Complies with RangeWater Real Estate’s policies and performance expectation.
Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Reviews, compiles, and distributes monthly Owner’s Reports.
Assists on-site staff in technical, software, or administrative functions and reporting.
Assists with special projects and other duties as required.
Investigates incoming complaints and work to resolve issues with property, Accounting Dept., and Corp Office, handles escalated resident calls.
Ensures continuity between all the properties, fix irregularities in reports, adjusts and fixes Property Reports as needed.
Sends weekly schedule to Operations Manager and all Directors indicating projects/locations by day.
Stays current with industry trends and legal issues such as Fair Housing Laws.
Creates, reviews, and edits market surveys & weekly reports. Reviews, edits and distributes Renovation trackers and distributes weekly reports.
Other duties as assigned.
Work Hours and Work Environment:
Hours of Operation: Monday – Friday: 8am – 5pm

Education and Experience:
Education: Bachelor’s degree, preferably with a concentration in real estate economics, engineering, construction management or architecture.
Experience Preferred: Employment history that demonstrates: Onsite property management experience with a minimum of three years on-site property management and supervisory experience preferred. Customer service, leasing and fair housing knowledge required. Excellent communication, organizational and leadership skills are necessary.
Supervisor Experience: This job has no supervisory responsibilities.
Computer Skills: Demonstrated proficiency in word processing, spreadsheet management, different software programs (Onesite, Entrata, Yardi, etc.) in order to complete required reports and employment documents. Proficiency and fluency in using the internet. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to research, learn and understand new software, applications, and hardware and disseminate the pertinent information to other team members.

Physical Requirements:
Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required for business-related responsibilities.
