Job Summary

Pay grade and salary will be dependent upon education/skills/experience. Responsible executing transactions for land sales, acquisition of fee property, easements, surface leases, mineral leases across Vistra’ s holdings. Represent and negotiate with landowners, government agencies, Oil & Gas companies, tenants and other third parties for Vistra real estate related activities. Manage Vistra real estate assets to protect real estate asset values and maximize revenues. Research Vistra real estate issues. Supports the Senior Vice President and Senior Director of Real Estate. This role supports and provide guidance for detailed tracking, reporting, property boundary maps, parcel ID lists, KMZ files, etc. and other informational tools. This role manages information related to real property owned by Vistra.

Job Description

Key Accountabilities

Responsible for managing the tracking, reporting on all  Real Estate related deliverables for Vistra properties.
Responsible for ordering title reports, securing title policy, distribution of various maps and all property related information, the surveying process, supporting development efforts and supporting the other departments Real State requests.
Directs and negotiates land sales, fee acquisitions, leads landmen in the acquisition of property and researching of title.
 Serve as a primary point of communication with landowners, third parties, government agency personnel, and community members on behalf of Vistra.
 Negotiate and manage easements and agreements, including, but not limited to, surface use, crossing, encroachments, site access, facility relocations, and utilities. In addition, facilitates requests for pipelines, well-site locations, water use, oil and gas leasing, royalty management, and other mineral-related activities.
Responsible to ensure accurate title with preparation of abstracts of title, title review, and title curative.
• Maintain strong cross-functional coordination (legal, finance, development, operations, tax) and memorialize decisions, meeting notes, and action items for auditability and continuity.
• Manage multiple projects simultaneously, adjusting priorities to align with Vistra’s evolving targets and strategic objectives.

 

Education, Experience & Skill Requirements

5+ years of real estate experience gained through job experience, college degree programs and/or certifications
Comprehensive understanding of real estate principles, land rights, mineral law, real estate asset management, and corporate real estate. 
•Familiarity with energy sectors including natural gas, nuclear, coal, solar, battery energy storage, oil and gas, and experience supporting merger and acquisition activities, preferred.
Ability to manage and maintain large amounts of data and deliverables and leverage the data to produce reports to inform leadership and other business functions
Strong written and oral communication; ability to persuade others
•Advanced proficiency in Microsoft Office applications. Experience in Quorum, SAP, LandID, PVCase, AutoCAD, and/or Google Earth, preferred.
Ability to work with and manage confidential information
Strong organizational, analytical, project, process, and budgeting skills
Familiarity with local, state, and federal regulatory agencies' regulations and requirements, preferred.
Effective negotiating skills are essential.
•Travel required, may be up to 30%.
