Position Overview

The Project Manager delivers construction and fit-out projects from inception through handover, ensuring on-time, on-budget delivery to quality standards while serving as the primary client interface.

Key Responsibilities

Project Planning and Initiation

  • Develop comprehensive project plans including scope, schedule, budget, and resources
  • Conduct feasibility studies and define project objectives
  • Establish project governance structures and assemble project teams
  • Create detailed execution plans addressing technical, quality, and risk requirements

Client Relationship Management

  • Serve as primary client point of contact
  • Conduct project kickoff meetings and provide regular progress updates
  • Manage client expectations throughout project lifecycle
  • Ensure client satisfaction and understand business objectives

Budget and Financial Management

  • Prepare detailed project budgets including all cost components
  • Monitor expenditures and process payment applications
  • Manage change orders and maintain financial forecasts
  • Provide regular cost reporting to clients and management
  • Implement value engineering while maintaining quality

Schedule Management

  • Develop and maintain project schedules using planning software
  • Coordinate activities across contractors and consultants
  • Monitor progress and identify critical path activities
  • Implement recovery plans when schedules are at risk
  • Conduct regular schedule updates and look-ahead planning

Contractor and Consultant Management

  • Manage procurement process including tender documentation and bid evaluation
  • Coordinate design development with architects and engineers
  • Monitor contractor performance through site meetings
  • Ensure compliance with contract terms and specifications

Quality and Compliance Management

  • Ensure work meets specified quality standards through inspections
  • Verify compliance with building codes, regulations, and safety standards
  • Conduct site inspections and review submittals
  • Manage punch list processes and building systems commissioning

Risk and Issue Management

  • Identify potential risks and assess impact and probability
  • Develop mitigation strategies and maintain risk registers
  • Address issues proactively and escalate critical matters
  • Manage design changes and protect client interests

Stakeholder Coordination

  • Coordinate clients, design teams, contractors, and authorities
  • Facilitate effective communication and collaboration
  • Manage conflicting interests and ensure alignment
  • Maintain positive relationships across all stakeholders

Health, Safety, and Environmental Management

  • Implement safety management systems
  • Conduct safety audits and inspections
  • Ensure contractor compliance with health and safety regulations
  • Promote safety culture and environmental compliance

Project Closeout and Handover

  • Coordinate completion activities and substantial completion inspections
  • Manage punch lists and commissioning/testing
  • Prepare as-built documentation and obtain certifications
  • Coordinate warranty documentation and conduct post-occupancy reviews

Required Qualifications

Education and Experience

  • Bachelor's degree in Civil Engineering, Architecture, or Construction Management
  • 7-10 years progressive construction project management experience
  • Proven success delivering complex commercial, corporate, retail, or mixed-use projects
  • Experience managing projects valued at $5M+ (larger projects advantageous)
  • Middle East or North Africa experience highly valued

Professional Certifications

  • PMP, PRINCE2, or equivalent highly preferred
  • Membership in PMI, RICS, or local engineering societies advantageous

Technical Competencies

  • Advanced proficiency in MS Project, Primavera P6, or equivalent
  • Strong cost management tools and financial analysis skills
  • Proficient in Microsoft Office Suite (Excel, PowerPoint)
  • Familiarity with BIM processes and construction technology platforms

Knowledge Requirements

  • Comprehensive understanding of construction methods and materials
  • Knowledge of Egyptian building codes, regulations, and permit processes
  • Familiarity with standard construction contracts (FIDIC, JCT)
  • Understanding of MEP systems and building technologies

Professional Skills

  • Strong leadership abilities to motivate and direct teams
  • Excellent negotiation and conflict resolution skills
  • Superior communication skills in English (Arabic highly advantageous)
  • Strong analytical and problem-solving capabilities
  • Financial acumen and commercial awareness
