About You

As Operations Manager, you partner closely with new and existing clients, develop competitive project bids, and ensure the successful execution of building improvement and maintenance initiatives across our portfolio.

You will drive service excellence, operational efficiency, and a strong customerfocused culture while developing and leading a highperforming team committed to delivering exceptional results.

In this role you will:

Business Development

  • Assess project needs, create bids for general construction and repair services and manage in-house teams as well as subcontractors to successful completion of projects.

  • Continually expand the business base through regular contact with key clients and prospective clients.

  • Assist team in establishing and maintaining strategic relations with customers, suppliers, and other stakeholders

  • Maintain regular contact and builds solid working relationships with Potential Clients, Property Owners, Occupiers, Property Managers, and Engineering staff to ensure the highest level of customer service and operational efficiencies.

Staff Management/Leadership

  • Build strong customer centric staff designed to deliver exceptional service.

  • Effectively leads, coaches, and develops staff to achieve department and Company objectives. Works as part of the management team to develop and deliver on departmental goals, objectives and systems.

  • Manages, leads, and develops property maintenance staff in the market consistently and ensures thorough staff understanding and implementation of operations, policies, and procedures.

  • Allocate property level and roving maintenance staff to ensure delivery of high-level client service, while prioritizing service based on ever-changing needs.

  • Ensure profitability of General Maintenance division through effective and efficient staff mobilization based on need.

What You’ll Bring

  • 5+ years in a Construction/Project Management related field.

  • Extensive knowledge of project bidding and project management.

  • Ability to read and understand architectural plans and technical specifications.

  • Ability to lead and direct a variety of vendors and subcontractors and provide critical thinking to problem solving.

  • Knowledge preparing and interpreting the process of project budgeting.

  • Strong interpersonal skills along with high degree of professionalism and experience managing staff. Experience and understanding of project management related to tenant improvement and capital expenditure projects

  • General understanding of building codes.

  • General understanding of building systems (mechanical, electrical, plumbing).

  • Industry specific certifications are preferred.

Approximate Compensation Range for this Role: $103,334 - $138,000

This position is eligible for an annual bonus, based on company and individual performance

Our compensation ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all national locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.

Employees (and their families) are provided options for employer subsidized medical benefits including RX, dental, vision as well as employer paid basic life/AD&D insurance and short-term / long-term disability. Employees are able to enroll in our company’s 401k plan, which includes an employer match. Employees will also receive 10 days of sick leave and a minimum of 15-days' vacation annually.  Certain senior-level roles are eligible for unlimited time off.  Employees will also enjoy 10 paid holidays plus two personal flex days throughout the calendar year.  Twelve weeks (for birth parents) and 4 weeks (for non-birth parents, including adoptive/foster parents) for paid parental leave will also be available for use after successful completion of 90 days of employment. Individuals may be eligible for different or additional benefits under applicable state law.
