POSITION SUMMARY

The National Purchase Specialist - Avenue is responsible for coordinating and processing national real estate purchase transactions from contract receipt through closing and post-closing. This role reviews purchase contracts, manages client website requirements, prepares settlement statements for closer and lender review, assembles complete closing packages, and assists with scheduling closing times.

The National Purchase Specialist - Avenue serves as a primary point of contact for attorneys, vendors, realtors, asset companies, and internal teams to ensure title clearance, compliance with contract timelines, and accurate CD/HUD approval. This position requires strong attention to detail, effective communication, and the ability to manage multiple transactions simultaneously in a fast-paced environment.

DESCRIPTION

Essential Functions, Duties, and Responsibilities

Transaction Coordination & Processing

  • Coordinate conventional and cash purchase transactions on a national level.
  • Process purchase contracts, including tracking and receipt of earnest money.
  • Ensure all contract and transaction data is entered accurately into internal systems.
  • Monitor and adhere to contract timelines to maintain compliance throughout the transaction lifecycle.

Title & Closing Preparation

  • Order title searches and appropriate certificates.
  • Send settlement notices and required documentation to all parties.
  • Review title commitments for vesting accuracy and curative requirements.
  • Work with internal and external partners to resolve title issues and ensure title clearance.

Settlement Statement & Document Management

  • Prepare CD/HUD settlement statements and make required revisions for lender approval.
  • Assemble and quality-control closing packages prior to lender submission.
  • Prepare and order documents required for settlement.
  • Coordinate delivery of documents to notary closers.

Communication & Collaboration

  • Maintain frequent communication with realtors, attorneys, vendors, asset companies, and lenders.
  • Coordinate closing times with customers in partnership with scheduling teams.
  • Ensure all parties receive timely updates throughout the transaction.

Post-Closing Support

  • Perform final review of taxes, premiums, endorsements, vesting, and checklist items prior to closing
  • Assist post-closing, funding, recording, and policy teams as needed

Qualifications and Education Requirements

  • High School Diploma or equivalent required.
  • Minimum of 2+ years of experience in real estate title/closing, and document processing required.
  • Minimum of 1+ year of purchase experience; national purchase experience preferred.
  • Strong understanding of real estate closing processes and documentation.

Skills, Abilities, and Knowledge

  • Excellent verbal communication skills with the ability to interact professionally with internal teams and external customers.
  • Strong attention to detail and organizational skills.
  • Ability to work independently and manage assignments to completion within established guidelines.
  • Ability to work under pressure, meet deadlines, and manage multiple priorities simultaneously.
  • Strong customer service orientation with a positive and professional demeanor.
  • Proficiency in Microsoft Windows, Word, Excel, Outlook, and internet-based systems.

Work Environment and Physical Requirements

  • Working on-site at assigned office location.
  • Regular and punctual attendance adhering to schedule established by leadership.
  • Sedentary work in a stationary position at a cubicle for prolonged periods of time.
  • Constant repetitive motions required for operating a computer, such as typing and managing phone calls.
  • Constantly communicating effectively verbally in English, including accurately exchanging information with others following identification of correct procedures.
  • Ability to lift and carry light items (up to 25 lbs.).

A good faith estimate of the compensation is:

42,400.00 - 65,760.00

Compensation for this position may also include other elements, including medical, financial, various paid time off benefits, and a bonus based on individual and company performance, variable or annual.

 

Placement within the range will be based on a variety of factors, including but not limited to, skills, experience, qualifications, location, etc.
