Project Director

20+ Years

Will be the Single Point of Contact for all the appointed Consultants & Contractors. Responsible for stakeholder management by ensuring proper communication and information is conveyed to the respective team members.
Provide direction & alignment to JLL team and the appointed stakeholders to ensure the project delivery adheres the project objectives, timelines, safety, and quality standards.
Be the custodian of the Risk Management & Change Management which have significant impact on project cost and timelines. Identify & evaluate the potential risks & changes in the near future, prepare & suggest mitigation plans.
Closely monitor & review the project budget & timelines. Focus on the critical path activities & conduct regular team briefings and resolve the open issues
Chair the progress review meetings. Highlight & discuss the delays, key risks & issues with the respective stakeholders and collaborate for implementation of corrective actions
Drive the closeout program and closely monitor the deliverables of the respective stakeholders

Planning Manager

 12 to 15 Years

Be the custodian of the project schedule. Prepare and publish the project baseline schedule basis the discussion with the Client on the procurement strategy. Monitor, track & update the project baseline schedule. Highlight the risks & delays. Prepare & communicate the catch-up schedule. Prepare micro-level look ahead schedules for daily tracking
Communicate the critical path activities and suggest measures to achieve the milestones. Suggest suitable work sequencing to optimize better productivity
Coordinate with the JLL team and the appointed stakeholders for the current progress. Analyze and evaluate the current conditions/progress for projecting the completion dates.
Monitor the drawing issuance tracker and coordinate with the design consultants for timely issuance of the drawings
Generate & update the project control trackers and submit project reports

Design Coordinator

8 to 12 Years

Coordinate design meetings, workshops, and  reviews between architects, engineers, and specialist consultants to ensure integrated design development and resolve interdisciplinary conflicts or overlaps
Monitor design deliverable schedules, track milestone achievements, coordinate submission deadlines, and escalate potential delays to ensure design phases align with overall project timeline.
Maintain design document registers, manage drawing revision control, coordinate document exchanges between design team members, and ensure all parties are working with current design information. Support for statutory approval coordination and tracking.
Serve as central communication point for all design-related queries, coordinate responses to RFIs (Requests for Information), distribute design updates to project teams, and maintain clear communication channels between all design disciplines.

BIM Coordinator

5+ Years

Manage Building Information Models across all disciplines, conduct clash detection, resolve design conflicts, and maintain model accuracy throughout project phases while coordinating exchanges between teams and consultants.
Review design deliverables and ensure consistency between models and documentation.
Establish BIM execution plans and protocols, provide technical support and training to teams, coordinate software integration, and ensure deliverables meet client specifications and submission requirements.

Contracts & Procurement Manager

15 to 20 Years

Review and analyze Request for Proposal (RFP), General Conditions of Contract (GCC), and Special Terms & Conditions (STC) to identify key contract terms, risks, obligations, and commercial implications 
Ensure that the Contract Management Procedure Manual is followed through out the course of the project.
Manage the claims process, including extension of time requests, variation claims, and payment disputes, working to resolve issues before they escalate to formal litigation.
Identifying contractual risks early and developing mitigation strategies.

Construction Director/Construction Manager – Civil & Structural

15+ Years

Review design schemes, GFC drawings, and specifications to identify value engineering opportunities and cost optimization measures.
Coordinate MEP integration with civil works and resolve technical conflicts between building systems during construction.
Oversee RCC and façade works execution while developing phased logistics plans with appointed contractors.
Track floor-wise construction progress and coordinate with MEP Manager to maintain continuous work fronts.
 Implement quality assurance programs, conduct safety briefings, and ensure compliance with regulatory standards

Construction Manager MEPF

15+  Years

Review the existing design schemes, DBRs, & specifications, provide value engineering inputs, improvements or alternatives to enhance efficiency and cost-effectiveness. Review and comment on the Work methodology statements to implement best practices
Review drawings issued at site for its integration with CSA and vice-versa
Lead and manage the MEP team, including subcontractors, assign tasks and responsibilities to team members
Closely work with Construction Managers of each tower to maintain continuous work front for MEP activities.
Conduct regular inspections and audits of MEP works, ensure adherence to project specifications and industry standards
Ensure MEP work complies with safety regulations and quality standards, conduct safety briefings and trainings for MEP teams, address and mitigate potential safety hazards related to MEP systems
Oversee the testing and commissioning of MEP systems, ensure proper documentation of all MEP installations, participate in the handover process to the client or facility management team
DBRs Review of MEP done by MEP Manager.

Construction Manager Interiors

12-15 Years

Review the existing design schemes, DBRs, & specifications, provide value engineering inputs, improvements or alternatives to enhance efficiency and cost-effectiveness. Review and comment on the Work methodology statements to implement best practices
Review drawings issued at site for its integration with MEP and vice-versa
Develop phase-wise logistics plan by collaborating with the appointed contractors
Closely work with MEP Manager to provide continuous work front for Interior Finishes & MEP activities.
Ensure civil, interiors & facade work complies with safety regulations and quality standards, conduct safety briefings and trainings for civil, finishes & facade teams, address and mitigate potential safety hazards & quality issues
Closely track the floor-wise/activity wise progress of finishes activities for its timely completion as per the defined schedule
Implement and maintain a quality assurance program, schedule regular site walkthroughs with the project team & contractors, highlight quality issues and non-compliances. Manage and resolve construction-related issues and conflicts
