This position reports directly to the Processing Manager. The Loan Processor II is the primary contact for the borrower and works closely with them to provide an excellent customer experience. The processor is responsible for verifying, compiling, and reviewing information on mortgage loan applications. They ensure that residential loan application files are complete and adhere to established standards.Job Description:
ESSENTIAL JOB FUNCTIONS

Fosters strong relationships with the borrower, Mortgage Loan Originator, Underwriter, Closer, and Title Company and disseminates information promptly
Communicates with the borrower and all interested parties to close files in a timely manner
Facilitates the loan timeline and processes to meet our borrower’s expectations
Completes the initial review of the loan file and conducts a welcome call to borrower to ask any questions and introduce themselves
Maintains and updates loan information in Encompass including uploading documents
Evaluates all documentation for accuracy and completeness before submitting a file to Underwriting for Initial approval
Ensures all Change of Circumstance requests sent to Audit queue (except for lock) within compliance required timeframes
Manages pipeline daily to ensure all requests are completed within the required timeframe, to stay in compliance
Reviews Underwriting approval and communicates outstanding conditions still needed to the borrower and the Mortgage Loan Officer
Responsible for ordering and following up on Insurance, title, appraisals, verifications needed, credit supplements, LDP/GSA, payoffs, etc.
Maintains every other day follow-up with the borrower on items needed to complete a file
Analyzes for accuracy, conditions received from borrowers and partners; responsible for obtaining corrections/updates when needed.
Assists all other departments when needed
Verifies all customer files are complete and comply with all applicable laws and regulations related to mortgage lending.
Ensures customer privacy, security of files, and appropriate staff access
Performs other related duties as assigned
SKILLS
Proficient with Encompass, or similar loan operating system, and running a desktop underwriting program
Strong attention to detail with good data entry skills
Excellent communication skills; must be professional, courteous, and confident
Strong working knowledge of FNMA, FHLMC, FHA, VA, USDA guidelines
Thorough understanding of mortgage terminology like DTI, LTV, and PITI
Understanding of real estate lending practices including federal and state regulations
Ability to work in a fast-paced environment while maintaining outstanding customer service
Team Player with effective time management and organizational skills
Bilingual/Spanish a plus
EDUCATION
Bachelor’s Degree required plus two years of direct industry experience
OR
Seven years direct industry experience may be substituted
