The Manager, Portfolio Marketing is responsible for developing and executing integrated property marketing strategies across the East and Central (Midwest) regions, supporting leasing teams, strengthening broker relationships, and driving occupancy performance across the portfolio. This role provides end-to-end ownership of property marketing campaigns, digital advertising, events and sponsorships, and broker engagement programs, ensuring alignment with regional priorities while tailoring initiatives to the unique dynamics of each local market. The ideal candidate is a proactive, relationship-driven marketer with a digital-first mindset, strong project management skills, and a working knowledge of the commercial real estate industry.
RESPONSIBILITIES:
Property Marketing
Leads development and execution of property-level marketing strategies, spanning the highest priority segmentations of the portfolio.
Partners closely with regional leasing and asset management teams to deliver targeted marketing solutions that drive broker engagement, generate leads, and support deal activity.
Manages property marketing materials including brochures, site plans, listing platforms, and campaign assets, ensuring accuracy, timeliness, and consistent application of brand standards.
Coordinates with the national corporate communications and marketing team for copywriting, creative assets, digital amplification, and listing platform management.
Broker & Stakeholder Engagement
Serves as a marketing point of contact for brokers, leasing teams, and regional leadership across the East and Central markets.
Builds and maintains strong broker relationships through consistent outreach, event programming, and targeted engagement initiatives that reinforce the Link Logistics brand and drive deal flow.
Provides market-level insights and competitive intelligence to inform regional and national marketing strategy.
Digital & Analytics
Executes all marketing initiatives with a digital-first approach, managing and optimizing campaigns across LoopNet, CoStar, paid search, social media, and email marketing platforms.
Manages LoopNet listing portfolio across the regional footprint, including tier optimization, listing accuracy, and ongoing performance monitoring.
Shares best practices and collaborates across regions to ensure consistency and drive continuous improvement.
Partners with the digital marketing team to track, analyze, and report on campaign performance metrics, including listing engagement, lead volume, and digital campaign activity, feeding insights back to stakeholders.
Events & Sponsorships
Plans, manages, and executes regional broker and customer events, property tours, and sponsorships that strengthen relationships, elevate brand visibility, and support leasing activity.
Oversees regional sponsorships and industry partnerships, ensuring strong ROI and alignment with business development objectives.
Leverages digital platforms to extend the reach and maximize the impact of events and sponsorship activations.
QUALIFICATIONS:
Bachelor's degree in Marketing, Communications, or a related field
3 to 5+ years of marketing experience, with prior commercial real estate, office, retail, or multi-family preferred. Industrial real estate, or private equity experience a plus.
Demonstrated ability to manage multiple campaigns and workstreams simultaneously across a large geographic footprint
Strong analytical skills with the ability to process data, generate reports, and translate performance metrics into actionable strategy
Ability to create, compose, edit, and present marketing materials at a high level
Expert proficiency in the Microsoft Office suite, including advanced PowerPoint, Word, and Excel skills
Proficient in Adobe Creative Suite and other design applications such as Figma
Previous graphic design and photography experience a plus
Exceptional written and verbal communication skills
Strong interpersonal skills with the ability to build positive working relationships across leasing, asset management, and regional leadership teams
Proven ability to multitask, prioritize, and manage time effectively in a fast-paced environment
Some travel required
$83,000 - $105,000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
