Job Summary: About the position: This position is Non-appropriated Fund (NAF) and is located at the Ramstein Lodging Facility in Ramstein, Germany. This position may offer logistical support. The purpose of this position is to perform a variety of tasks involved in the upkeep and maintenance of Lodging facilities, grounds, and utilities. Work requires considerable standing, stooping, and bending. Work is moderately heavy. Heavy lifting occasionally of 50 pounds and more is required.

Major Duties:

  • Knowledgeable on the use of equipment, materials, and tools necessary to complete needed repairs and maintain facilities. Adheres to work priorities, work sequences, posted work schedules, and work assignments in accordance with (IAW) methods and policies developed by higher-level supervisors. Tracks records and reports progress on work assignments; requests authority in advance to use overtime if required. Coordinates work with supporting or related work functions controlled by other supervisors. Monitors work progress to meet scheduled deadlines. Inspects facilities, common areas, hallways, grounds, equipment, and tools to ensure proper maintenance accomplishment on a daily or weekly basis. Accomplishes timely repairs or brings situations to management's attention to identify minor equipment repairs, electrical discrepancies, sanitation problems, deteriorated parts, and/or safety, security, and protection of assets. Responsible for reporting any actual or potential work delays to supervisor. Investigates work related problems such as excessive costs to determine causes and recommend corrections. Implement corrective actions within authority to resolve work problems. Exercises safe housekeeping standards. Maintains maintenance work reports and records; manual or electronic. Performs minor repairs on existing equipment involving standard measurement, specification, instruction, and basic shop mathematics. Individual is responsible for the maintenance and general upkeep of equipment ensuring it is in good mechanical and safe operating condition. Finishing/Painting: Repairs holes and cracks in walls. Cleans surfaces to be finished by removing scale, rust, dirt, and old paint. Utilizes applicable paints only approved through the HAZMAT program for lodging activities. Paints walls, ceilings, windows, doors, etc. by use of rollers or brushes; ensures surfaces are free of drips, runs, and skips. May install or repair various types of wall coverings and uses adhesives, strippers, wire brushes, putty, knives, sandpaper, brushes, rollers, and sprayers. Carpentry: Constructs or repairs wooden and wood substitute items, concrete walls. Hangs sheet rock and paneling. Levels and installs panels. Puts up molding and trim after staining to give finished appearance. Uses hand saws and circular saws to cut wood items to specific lengths and measurements. Repairs and replaces vents in doors and walls. Mounts towel racks, robe hooks, toilet paper holders, paper towel boxes, soap dishes, mirrors, hair dryers, window covering hardware, artwork, and installs threshold. Mounts brackets on wall for fire extinguishers, lights, smoke detectors, or like items. Repairs parts and adjusts operation to ensure mobility of drawers, kitchen cabinets, doors, and other moving items. Removes doors, planes accordingly, and reinstalls to ensure proper fit and closure. Repairs a variety of furniture by replacing handles, hinges, knobs, doors, drawers, and other defective parts to serviceable condition. Replaces ceramic floor and wall tiles. Plumbing: Unclogs sinks, commodes, urinals, tubs, showers, and floor drains (i.e. laundry rooms). Removes under-sink drain (Ptrap) and installs new P-traps. Removes and replaces toilet tanks/floats. Removes and replaces freshwater connections. Replaces handles, shower heads, toilet seats, and operating mechanisms (mixer valves) to restore utilities to a serviceable condition. Must be able to use a variety of tools such as snake, plunger, and pipe wrench. Informs supervisor of repairs to plumbing systems outside the scope of these duties and provides a description of the repairs that are needed for work order submission to Civil Engineers. Must have a working knowledge of various hand and power tools. Must be able to follow oral and written instructions in English. Must be able to operate up to 2.5 ton truck. Must be able to meet all physical requirements prescribed in the position description and must possess a valid driver's license and USAREUR license. Must be able to life a minimum of 50 pounds. Must be able to satisfactorily complete a preemployment physical as well as scheduled periodic physicals. Must be able to satisfactorily complete a T1 investigation (NACI); filling a position of trust. This is a drug testing designated position. The incumbent is subject to random testing for drug use.
