Job Description Summary
The Global Portfolio Strategy Analyst role forms part of the Global Strategy team (Office and Retail Portfolio), which operates as an embedded extension of the HSBC team within the wider Real Estate Services function. The wider Portfolio Strategy team includes a number of roles, with staff from both CBRE and C&W. This particular role will have an outsized responsibility for assessing global business cases and ensuring they align and conform to HSBC’s global standards and strategic principles, as well as complying with IFRS-16 accounting principles.

Role Overview / Key Responsibilities
- Manage and complete the review of business cases that require Global RES concurrence, primarily through ensuring compliance HSBC’s real estate strategy, all applicable financial considerations, and general global standards
- Conducts all types of financial analysis such as Cash Flow, P&L, and NPV to support real estate transactions for occupiers i.e., lease acquisitions, disposals, subleases, renewals, provisions calculations, etc.
- Develop and execute real estate strategy to support key enterprise and Bank-wide strategic initiatives, ensuring geographical alignment (e.g., input into key deliverables) and completion of key milestones
- Global consolidation and aggregation of opportunities, risks and progress reporting
- Ensure alignment of Global strategy activities with other customer value workstreams and group priorities, incorporating targets into non-retail portfolio strategy tools and processes
- Provide data, insight and direction to support group relationship management activity
- Supporting delivery of global strategic initiatives / initiatives (flex policy, location strategy, asset strategy, metrics etc.)
- Ad hoc reporting (working with regional peers to consolidate reporting for senior stakeholders, reporting of key metrics and performance indicators)
Candidate Profile
The successful candidate should have the following skills / experience:
- Accountancy/Financial Analysis background, with a solid understanding of financial reporting standards and principles, including in-depth knowledge of IFRS-16 and its implications on lease accounting, balance sheet treatment, and P&L impact
- Proficient in financial analysis, with a clear understanding of key cash flow and P&L considerations related to asset-level business cases
- Demonstrated analytical and problem-solving skills, supported by advanced Excel capabilities, including financial modeling and scenario analysis
- Proven ability to communicate effectively with a range of stakeholders, adapting outputs to audience
- A proactive mindset with a willingness to challenge the status quo, identify inefficiencies, and drive simplification across processes and reporting.

- Experience in leading programmes/projects
- 2+ years’ experience in Corporate Real Estate (CRE) financial analysis or a comparable role, gained in either a client-side or service provider setting
