Facilities Manager – JLL

What this job involves: As a Facilities Manager at JLL, you will serve as the manager for assigned sites while providing leadership and direction to a team of highly skilled FM staff in delivering facilities management services in professional office and warehouse environments. This role requires you to achieve expected levels of service delivery as described in Service Level Agreements and measured by Key Performance Indicators while ensuring services are delivered at the lowest possible cost within prescribed budgets for each facility. You'll lead a regional Facilities team that provides services to clients across an assigned region within the United States while executing overall vision and leadership for the regional facilities team that reflects JLL's commitment to operational excellence and comprehensive facility management leadership.

What your day-to-day will look like:

Strategic Leadership and Operations Management:

• Execute overall vision and leadership for regional facilities team while establishing and executing strategic direction for operations and maintenance team

• Ensure alignment with client goals while overseeing operational aspects of properties to protect, maintain, and improve value of client's sites

• Inspect buildings routinely to guarantee building services are at highest level of quality standards

• Monitor and review preventive maintenance programs while utilizing data to develop trends and insights for continuous improvement

• Transform existing operational practices to leverage JLL tools, processes, relationships, and best practices for highly efficient service delivery

Safety and Training Management:

• Ensure all Client and JLL safety procedures are followed while establishing and maintaining safety-first culture

• Promote and drive safe work practices through timely training, best practices, and delivering rewards and recognitions for safe behavior

• Assist in development of training programs to increase team technical capabilities

• Lead and assist in site incident investigation while utilizing structured problem solving to identify root cause of failures

Vendor and Contractor Management:

• Manage third-party contractors and vendors engaged in operating and maintaining properties

• Team with Senior Facilities Manager and Sourcing Manager to bid and contract for scheduled and operational maintenance services

• Work with strategic sourcing professionals to identify cost savings opportunities and support contracting efforts

• Ensure optimal contractor performance while maintaining quality standards and budget compliance

Client Relationship Management:

• Develop and maintain positive relationships with Client Branch Managers and Operations teams

• Serve as primary interface with client representatives while collaborating to determine client expectations

• Ensure delivery of committed services and overall satisfaction with JLL performance

• Demonstrate leadership, responsiveness, and creativity in finding solutions for service delivery challenges

Employee Management and Development:

• Foster collaborative teamwork environment while promoting energy, enthusiasm, and maximizing productivity

• Provide strategy, vision, and continuous improvement to drive facility personnel to advance quality of service delivery

• Ensure optimal rollout and training in use of standard CMMS tools, processes, and systems

• Complete all performance reviews both mid-year and year-end on timely basis with comprehensive evaluation

• Coach individuals who do not achieve excellence or show significant performance problems while implementing improvement plans

• Work with Account Management team to source employee career growth and development opportunities

• Promote culture of diversity and inclusivity for all team members

Financial Management and Budget Oversight:

• Develop and maintain operating budgets for all sites while meeting targets as defined in KPIs

• Provide written variance analysis and forecast to client for comprehensive financial transparency

• Meet regional-specific cost savings targets to contribute to account achieving significant savings throughout contract term

• Work with finance and accounting professionals to produce on-time and accurate reports including cost savings initiatives

• Develop property-specific multi-year capital improvement project plans while managing process to complete in-scope projects

Compliance and Quality Assurance:

• Maintain sites using Service Level Agreements and key performance indicators for optimal performance

• Ensure compliance with JLL minimum audit standards while maintaining comprehensive documentation

• Utilize CMMS systems for all facility operations while ensuring facility compliance with new tools and processes

Required Qualifications:

Education and Experience: • Bachelor's or Master's degree in business administration, engineering technology, architecture, or related field preferred

• Minimum 5-8 years of Facilities Management experience required including oversight of technical teams

• Experience in managing facilities teams preferably in industrial/manufacturing/logistics environment

• Demonstrated experience in managing 24/7 operations in fast-paced work environment

Leadership and Management Skills: • Superior client relationship management skills for effective stakeholder engagement

• Demonstrated organizational and problem-solving skills for complex facility challenges

• Ability to plan and manage within budget and time constraints while maintaining quality standards

• Strategic thinker with strong implementation orientation for comprehensive facility management

Technical and Business Acumen: • Basic understanding of commercial leases, contract documents, and general accounting practices

• Familiarity with and understanding of various building systems for comprehensive facility operations

• Proficient in and experience with CMMS systems and Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)

Communication and Collaboration: • Possess strong written, verbal, and people skills for effective leadership and client interaction

• Strong collaborative management style for effective team leadership and stakeholder engagement

• Excellent prioritization and conflict resolution skills for managing complex facility operations

• Ability to multitask and work without direct supervision while maintaining high performance standards

Additional Requirements: • Some regional travel may be required for site inspections and client meetings

• Flexibility to respond to emergency situations and work outside regular business hours when necessary

Location: Redlands, CA

Estimated compensation for this position:

100,000.00 – 145,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
