Experience & Education Requirements
High School Diploma or GED required; Technical school certification or associate degree in HVAC or related field preferred
Minimum 3–5 years of experience in HVAC installation, repair, and maintenance in a commercial, industrial, or institutional environment
Valid EPA Section 608 Certification (Type II or Universal) required
Experience with Building Automation Systems (BAS) and Energy Management Systems is highly desirable
Proven ability to diagnose and repair HVAC systems including RTUs, chillers, boilers, VAV systems, and air handlers
Familiarity with local, state, and national HVAC codes, standards, and safety regulations
Basic understanding of plumbing, electrical, and general building maintenance a plus
Valid driver’s license and clean driving record are required
Must pass a hair follicle drug screening

Preventive Maintenance: Skilled in executing routine and scheduled maintenance tasks to ensure optimal system performance and longevity
Safety Awareness: Solid understanding of OSHA regulations, HVAC safety standards, and proper use of PPE and lockout/tagout procedures
Building Systems Knowledge: Familiarity with BAS, energy management systems, and CMMS
Communication: Strong verbal and written communication skills for interacting with team members, supervisors, and outside vendors
Time Management: Ability to prioritize and manage multiple tasks in a fast-paced environment, sometimes with minimal supervision
Teamwork: Works effectively both independently and as part of a cross-functional facilities or maintenance team
Adaptability: Capable of responding to emergency calls, after-hours maintenance needs, and adjusting to shifting priorities
Basic Computer Skills: Proficient in using mobile devices, email, and maintenance software for work orders, scheduling, and reporting
Essential Functions & Responsibilities
Install, maintain, and repair heating, ventilation, air conditioning, and refrigeration systems across the facility
Perform routine and preventive maintenance on HVAC systems and related equipment, ensuring efficient and safe operation
Inspect systems and components (e.g., belts, filters, refrigerant levels, compressors, motors, etc.) and perform diagnostics to identify malfunctions or needed repairs
Respond promptly to service requests and troubleshoot equipment failures, applying corrective actions in a timely manner
Monitor and adjust BAS and controls to optimize system performance and occupant comfort
Maintain accurate records of maintenance, repairs, inspections, and service reports in the CMMS system
Ensure compliance with all safety protocols, environmental regulations, and HVAC codes
Coordinate with external contractors and vendors for specialized repairs or projects as needed
Assist in general facilities maintenance tasks, including basic plumbing, electrical, and carpentry as assigned
Participate in an on-call rotation and respond to emergency maintenance needs after hours or on weekends
Maintain inventory of tools, parts, and supplies; report usage and reorder as necessary
Work Environment
Operates in professional office and industrial/warehouse environments, indoors and outdoors
Uses maintenance tools and standard office equipment (computers, phones, printers)
May be sole maintenance staff on duty during certain shifts
May work extended periods without relief during emergencies (including overtime)
May require shift work and/or stand-by on-call duties
Physical Demands
Utilize ladders and lifting equipment to work at heights
Perform work outside year-round
Communicate effectively and exchange accurate information
Operate computers and office machinery
Move about the workplace; remain stationary less than 10% of the time
Lift up to 50 lbs easily
