Job Description
The Role
The Facility Engineer is responsible for planning, coordinating, and executing facility projects and maintenance activities to ensure safe, reliable, and efficient operation of buildings and infrastructure. This role has a strong emphasis on managing external service contracts, leading capital and expense projects, and driving preventive and corrective building maintenance.
What You'll Do (Role Responsibilities)
Contract Management
- Develop, bid, negotiate, and administer facility service contracts (e.g., HVAC, roofing, janitorial, grounds, fire protection, waste handling, utilities).
- Define clear scopes of work, performance metrics, and service-level agreements (SLAs) for all facility-related contracts.
- Monitor contractor performance against KPIs, ensuring quality, safety, and compliance with company standards and applicable codes.
- Review and approve contractor invoices, change orders, and claims; identify cost variances and drive corrective actions.
- Maintain all contract documentation, renewal calendars, and compliance records; support internal and external audits as required.
Project Management
- Lead facility projects from concept through closeout, including scope definition, estimating, scheduling, risk assessment, and execution.
- Develop project charters, budgets, and timelines; track progress against plan and report status to stakeholders.
- Coordinate with internal customers, operations, safety, environmental, IT, and finance to align project objectives and minimize production impact.
- Prepare technical specifications, drawings, and bid packages; manage RFQs/RFPs and contractor selection in partnership with procurement.
- Oversee construction and installation activities: conduct site reviews, resolve field issues, manage change control, and ensure adherence to design and safety requirements.
- Support capital appropriation requests and business cases with technical input, cost estimates, and implementation plans.
Building & Infrastructure Maintenance
- Own the facility maintenance strategy for assigned areas, covering building envelope, structural elements, roofs, doors, flooring, finishes, and site infrastructure.
- Attend daily facilities huddles, weekly coordination meetings, weekend planning meetings, and monthly site electrical/facility issue reviews to align priorities, resources, and outage work.
- Work with maintenance teams to develop and optimize preventive and predictive maintenance plans for critical building systems (HVAC, plumbing, electrical distribution, lighting, fire/life safety, compressed air, etc.).
- Troubleshoot facility issues, perform root-cause analysis, and implement sustainable corrective actions.
- Maintain accurate as-built drawings, equipment lists, and asset data in the CMMS or other maintenance systems.
- Identify and prioritize reliability, safety, energy efficiency, and cost-improvement opportunities within the facility.
- Ensure compliance with applicable building codes, safety regulations, environmental requirements, and corporate standards.
Safety, Compliance, and Continuous Improvement
- Champion safe work practices; ensure contractors and internal teams follow lockout/tagout, hot work, confined space, working at heights, and other relevant procedures.
- Participate in risk assessments, incident investigations, and corrective action development related to facility systems and projects.
- Support energy management, sustainability, and environmental initiatives through facility upgrades and operational improvements.
- Use data, KPIs, and feedback from stakeholders to drive continuous improvement in contract performance, project execution, and maintenance effectiveness.
Your Skills and Abilities (Required Qualifications)
- Bachelor’s degree in Mechanical, Electrical, Civil, Industrial, or Facilities Engineering (or related technical field), or equivalent experience.
- 5+ years of experience in facilities engineering or maintenance.
- Maximo and Archibus for facility management.
- Demonstrated experience in facility/plant engineering, building systems, or industrial maintenance.
- Proven experience managing service contracts and working with external vendors/contractors.
- Hands-on project management experience (planning, budgeting, scheduling, and leading execution).
- Working knowledge of building systems (HVAC, electrical, plumbing, fire protection, structural, utilities).
- Ability to read and interpret engineering drawings, specifications, and building codes.
- Strong analytical, problem-solving, and root-cause analysis skills.
- Proficiency with Microsoft Office and basic familiarity with CMMS or maintenance management tools.
- Effective communication and interpersonal skills, with the ability to work across operations, maintenance, and support functions.
What Will Set You Apart (Preferred Qualifications)
- Professional Engineer (PE) license or progress toward licensure.
- Cimplicity (EMS) for energy/utility monitoring.
- SAP for maintenance/ordering.
- ESWP (Electrical Safe Work Practices).
- Experience in manufacturing, industrial, or heavy commercial environments.
- Formal project management training or certification (e.g., PMP, equivalent internal training).
- Experience with energy management, sustainability projects, or utility optimization.
- Familiarity with OSHA, NFPA, local building codes, and environmental regulations.
