Job Description:

Parsons is looking for an amazingly talented Estimating Director to join our team. The Estimating Director will lead and manage the cost estimation and benchmarking processes for the projects. This role requires deep expertise in construction cost analysis, market trends, and project benchmarking to ensure accurate financial planning, cost control, and value optimization. The individual will collaborate with cross-functional teams, including design, construction, and finance, to deliver high-quality real estate projects within budget and timeline constraints.

What You'll Be Doing:

  • Develop and oversee detailed cost estimates for real estate development projects across various phases (concept, design, construction, and closeout).

  • Establish standardized estimation methodologies and tools to improve efficiency and consistency.

  • Conduct benchmarking studies to compare project costs, timelines, and performance metrics against industry standards.

  • Analyze market trends, labor rates, material costs, and regional factors to provide insights for cost optimization.

  • Maintain a comprehensive database of historical project costs and benchmarks for reference.

  • Collaborate with stakeholders to develop project budgets and financial models.

  • Provide cost-related input during feasibility studies and project planning phases.

  • Identify cost-saving opportunities and strategies without compromising quality or project objectives.

  • Assess cost-related risks and develop mitigation strategies to minimize financial exposure.

  • Monitor and report on cost variances during project execution, ensuring alignment with approved budgets.

  • Work closely with design, construction, procurement, and finance teams to align cost estimates with project goals.

  • Present cost analysis and benchmarking reports to senior leadership and external stakeholders.

  • Serve as the primary point of contact for cost-related inquiries and decision-making.

  • Continuously refine estimation and benchmarking processes to enhance accuracy and efficiency.

  • Implement technology solutions, such as cost estimation software and data analytics tools, to streamline workflows.

  • Ensure accuracy and reliability of cost projections by leveraging historical data, market trends, and industry benchmarks.

  • Train and mentor team members on best practices in cost estimation and benchmarking.

  • Attend events and build relationships with key stakeholders.

What Required Skills You'll Bring:

  • Bachelor’s degree in Construction Management, Quantity Surveying, Engineering, Real Estate, or a related field. Advanced degree (MBA, MS) preferred.

  • 25 years of experience in cost estimation, benchmarking, or related roles within real estate development or construction.

  • Proven track record of managing large-scale projects and delivering accurate cost estimates.

  • Expertise in cost estimation methodologies and benchmarking practices.

  • Proficiency in industry-standard software (e.g., CostX, RSMeans, Primavera, or similar tools).

  • Strong analytical, problem-solving, and decision-making skills.

  • Excellent communication and presentation abilities.

  • Knowledge of construction materials, methods, and market trends.

  • Professional certifications such as Certified Cost Professional (CCP), MRICS (Member of the Royal Institution of Chartered Surveyors), or PMP (Project Management Professional) are highly desirable.

  • Strategic thinking and attention to detail.

  • Ability to manage multiple projects simultaneously.

  • Strong leadership and team management skills.

  • Adaptability to dynamic market conditions and project requirements.
