Act as a point of contact for integrating service platform for the client, as well as ensuring that accounting practices are sound and consistently applied. Provide the general and financial information required for other members of the management team to make informed decisions and to carry out their operating responsibilities.

Divisional Director – Property & Asset Management
 

Overview

We are seeking an experienced, commercially minded leader to step into a key Divisional Director position within our Property & Asset Management team. This role is backfilling an internal promotion and will take responsibility for a portfolio split between one major multinational client and two smaller but strategically important accounts.

The successful candidate will act as the primary point of contact for these clients, ensuring the delivery of high-quality property management services, strong financial stewardship, seamless communication, and a consistently excellent customer experience. This position requires a balance of operational leadership, client relationship management, team development, and strategic oversight across a varied portfolio.

Essential Functions & Responsibilities

Client & Portfolio Management

  • Manage one or more national and local accounts, ensuring a timely, consistent, and accurate flow of information required to meet both client and organisational objectives.

  • Develop strong, proactive client relationships and tailor communication approaches to meet client preference.

  • Act as the central integration point for all service lines supporting the client.

  • Provide leadership and strategic direction for geographically or functionally distinct portfolios.

  • Ensure client satisfaction through regular engagement with tenants and resolution of operational issues in partnership with the Property Manager.

Financial & Operational Oversight

  • Coordinate, oversee, or prepare management reports, annual budgets, forecasts, and related documentation in line with client requirements and internal standards.

  • Review financial information, variances, leasing guidelines, and operational outputs with the Property Management team.

  • Ensure adherence to approved budgets, and oversee compliance with financial controls, policies, purchase order systems, and accounting standards.

  • Manage cash flow, invoice processing, re-billable cost allocations, and cost control.

  • Deliver accurate financial benchmarks (occupancy, income, delinquency, IRR, cash flow) for each asset.

  • Oversee property tax administration and insurance compliance, including liaison with consultants and insurers.

Projects, Compliance & Risk

  • Coordinate construction and CAPEX projects with internal project teams; approve contract documents and final invoices.

  • Ensure compliance with regulatory, contractual, and client-specific requirements.

Leadership & People Management

  • Provide strong leadership to property management teams, building bench strength and supporting succession planning.

  • Conduct annual performance evaluations, career development discussions, and training plans for direct reports.

  • Assess staffing levels, recruitment needs, salary administration, and performance management across allocated properties.

  • Regularly inspect properties and ensure operational standards are maintained.
