POSITION SUMMARY

The Area Director ensures successful management and operations of assigned market(s) within the guidelines of the quality standards, operating objectives, and goals established by the Company and the market services function. This position provides leadership and daily management over an assigned area and team responsible for single-family rental homes and the residents who occupy them. Area Director are involved in all aspects of operational property management, included but not limited to maintenance, turn, renovations, evictions, marketing, leasing, vacant home management, retention, resident satisfaction, customer service, and reporting. P&L management and innovative business strategies are critical to this role. This position works closely with corporate leadership to ensure all strategic and operational goals and values are achieved.

ESSENTIAL FUNCTIONS

  • Oversees daily market operations and local property management staff, ensuring service quality, lowest point of resolution, regulatory compliance, and high customer satisfaction across all properties

  • Serves as the clear market leader and business owner, acting as a market level-CEO with full accountability for market performance and results

  • Manages market-level financial performance, monitoring expenses, KPIs, and operational metrics to achieve budget, margin, and profitability targets

  • Leads, develops, and empowers local teams, driving engagement, accountability, and alignment with company standards and operating goals

  • Manages construction, service, and market office teams as one integrated operation, executing initiatives and process improvements to optimize efficiency and outcomes

  • Empowers teams for execution while maintaining ownership of results, ensuring initiatives move from plan to impact at the market level

  • Owns market execution, quickly identifying barriers to progress, speaking up, and driving decisive action

  • Leads standardization and continuous improvement efforts, rapidly developing and implementing practical solutions

  • Demonstrates deep tactical understanding of the business, managing inputs, outputs, and throughputs to ensure efficient market-level execution

  • Lead team in maintaining a high degree of customer service and competency level in all resident interactions, while driving optimal results on Google and resident surveys, ensuring market is focused on enhancing the resident experience

  • Lead Service and Construction Leader(s) to ensure favorable P&L and resident experience in terms of turns and service, including but not limited to timelines, post move-in ready quality, cash-to-cash timelines, all in R&M costs and resident satisfaction

  • Ensure team manages home inventory efficiently, to include long standing vacant homes as well as down and hold homes, while driving rent growth

  • Conducts regular market visits and inspections to ensure owner/investor objectives are met

  • Recruit, hire, develop, and train qualified, dynamic, high performing leaders and teams

  • Work closely with central operations to ensure corporate goals and initiatives are met and executed

  • Maintains intimate awareness of market/industry conditions and trends

  • Establish an environment that promotes teamwork and cohesion with Central Operations teams to drive P&L performance

  • Analyze processes and procedures to ensure optimum efficiency levels and provide feedback and suggestions for improvement through proper channels

  • Be knowledgeable of provisions in standard lease documents and maintain a working knowledge of resident rules and regulations

  • Ensures that all employees have goals, receive regular feedback, and responsible for performance management of personnel including, performance reviews, corrective action, mentoring, development plans and performance improvement plans

  • Ensure that the policies, procedures, and safety guidelines are followed

  • Carry out other duties as assigned that are in the best interests of the company

QUALIFICATIONS

  • Bachelor’s Degree in business or related work experience  

  • 7 or more years of previous property management experience in either the single family or multi-family rental industry  

  • At least 5 or more years of supervisory experience  

  • Real Estate License/Broker license required 

  • Proven track record of achieving budgeted P&L objectives  

  • Ability to build and maintain positive relationships internally and externally  

  • Possesses strong organizational skills and is detail oriented  

  • Ability to thrive in a dynamic, fast-changing, growth environment  

  • Fosters teamwork and mutual respect throughout the company  

  • Interacts productively in person and through technology with co-workers, team members  

  • Excellent oral and written communication skills  

  • Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must  

  • Previous use of Yardi Voyager and Salesforce a plus

  • Must have a valid Driver's License
