The Asset Management (AM) Division is at the forefront of managing NYC’s largest and most diverse portfolio of real estate and transportation assets. The AM Division is responsible for linking policy goals with full life-cycle management of its broad portfolio, including retail spaces, commercial buildings, industrial sites, ports, public markets, theaters, and major campuses through capital planning, design and construction, asset and facilities management, and enterprise operations.  

Portfolio Overview: The Manhattan Portfolio is a key component of NYCEDC’s broader mission to enhance the economic vibrancy and sustainability of New York City. The portfolio includes critical assets such as 42DP, the Seaport, Zero Irving, Columbia Audubon, 1680 Lexington, and more.  The portfolio also encompasses strategic land-use initiatives, workforce programs, and innovative sustainability efforts aimed at creating jobs, promoting environmental justice, and supporting economic growth in the borough of Manhattan.  

Position Overview: The Vice President of Manhattan is a leadership role responsible for overseeing and owning all aspects of the Manhattan Portfolio. Reporting to the Co-Head of Commercial and Industrial with significant interface with NYCEDC’s President’s Office, this position demands a dynamic and strategic leader experienced in managing and leading large real estate portfolios through developmentrepositioning and stabilizationIn this high-profile positionthe Vice President will navigate multifaceted stakeholder environments, driving operational excellence, and leading transformative projects that will have a lasting impact on New York City. 

Essential Duties and Responsibilities:

Strategic Management and Planning: 

  • Lead the development and execution of a comprehensive strategic vision for the Manhattan Portfolio, ensuring alignment with NYCEDC’s broader goals of economic development, sustainability, and community impact. 
  • Oversee all aspects of the portfolio, including strategic planning, development, and operations, to maximize its economic potential and community benefits. 
  • Evaluate and then execute upon opportunities for redevelopment within the portfolio, planning for RFPs and/or capital projects to modernize, expand or reposition assets. This includes developing the financial underwriting of proposed investments and managing team members in building financial models.  
  • Manage the cadence of asset management duties, including consistent tenant communications, monthly portfolio meetings to reconcile management budgets, review lease pipelines, plan for lease expirations, evaluate tenant financial reports, manage arrears and collections, investigate insurance issues, advise on any ongoing litigations and other regular asset management tasks.  
  • Direct the preparation of various contracts, requests for proposals (RFPs), and reports according to company and management expectations and guidelines and consult with Senior Management as directed regarding preparation of key correspondence and investment memoranda.  

Leasing and Tenant Relations: 

  • Develop and implement a strategic leasing plan to optimize occupancy and revenue across the portfolio. 
  • Cultivate strong relationships with current and prospective tenants, ensuring high satisfaction and retention rates. 
  • Negotiate lease agreements and manage tenant relations to align with NYCEDC’s objectives and community needs. 

Community and Stakeholder Engagement: 

  • Serve as the primary liaison with community leaders, city officials, and other stakeholders to foster partnerships, secure funding, and support initiatives that benefit the Manhattan communities. 
  • Lead community engagement efforts to ensure that the portfolio’s initiatives align with the needs and priorities of local community. 

Financial Oversight: 

  • Manage the portfolio’s financial performance, including P&L responsibility, budgeting, financial forecasting, and capital planning. 
  • Develop and oversee financial processes to enhance profitability, cost-effectiveness, and long-term sustainability of the portfolio. 

Leadership and Team Development: 

  • Lead, mentor, and develop a multidisciplinary team, fostering a culture of innovation, collaboration, and professional growth. 
  • Build team capabilities to support the strategic objectives of the Manhattan Portfolio and the broader NYCEDC mission.  
  • Train, manage and oversee junior staff to execute on real estate finance, communications (including presentations), project management, asset management and negotiations.  

Minimum Qualifications:

  • Degree in Business Administration, Real Estate Development or Finance or related field is required.  Masterdegree in similar focuses is preferred. 
  • Minimum of 8 years in leadership roles within real estate or asset management, including at least 2 years of direct management experience. 
  • Experience in commercial real estate development, asset management, private equity, management consulting, economic development and/or related field.  
  • Proven track record in strategic planning, financial management, and operations with significant leadership experience in managing large-scale, complex projects, or within significant organizational divisions.  
  • Demonstrated organizational, communication, and negotiation skills. 
  • Evidence of strategic decision-making and a track record of successful project completions, knowledge of industry standards, and familiarity with relevant technologies and methodologies. 
  • Proficiency in financial and property management planning, policies, and ERP systems. 
  • Financial fluency and acumen, including budget preparation, capital planning, management of P&L or operational experience in overseeing design development, project delivery, and or facility operations.  
  • Experience with enterprise resource management and large and complex, or blue-chip client organizations active in large real estate portfolio management or development.  
  • Experience with New York City, public-private partnerships, municipal projects, or large-scale urban development is preferred. 
  • New York City residence is required within 180 days of hire. 
Salary Range
$130,000$135,000 USD
