What this job involves:

We are seeking a Director, Transaction Manager to join a JLL team responsible for executing a large volume and variety of real estate transactions that create enterprise value for Amazon, in partnership with the Amazon Global Real Estate & Facilities (GREF) team. You will join a high-performing, multi-disciplinary team to deliver Transaction Management solutions to one of JLL's largest global technology clients. Overseeing a select portfolio of sites across the AMER region, this position calls for a highly-energetic leader with excellent communication, portfolio management and client relationship management skills. You will be responsible for delivering a range of real estate transaction solutions to a client seeking both the consistency and innovation that come from a closely-integrated partnership with JLL, while working towards achieving performance targets in our dynamic real estate environment.

What your day-to-day will look like:

• Manage the Critical Lease Event pipeline in assigned areas, monitoring portfolio critical dates and identifying optimization opportunities while participating in strategic plan formation and implementation

• Handle high volume deal flow and negotiate high-value, large/complex lease transactions, directly managing broker vendor partners through RFPs, LOIs, Leases, Subleases, PSAs, and License Agreements from inception to execution • Ensure all due diligence and approval requirements are completed for each transaction including Tax, Risk, Accounting, ACS, EHS, and Anti-Corruption compliance

• Draft spend approval documentation and work with GREF Finance team to develop financial analysis for all operating expense and capital expense investments prior to lease commitment

• Collaborate with internal and external legal counsel in preparing, negotiating and executing all transaction-related documentation

• Prepare monthly, quarterly and semi-annual business reports including process improvements, lessons learned, and ad-hoc reports as requested by client

• Leverage JLL research team insights, analytics and innovative ideas while continuously improving processes, tools and templates to "see around corners" and mitigate risks

Required Qualifications:

• 10+ years' experience demonstrating success in managing large volume transactions and/or portfolios of significant size and complexity

• Track record of championing speed, flexibility and frugality in the face of rapid change and heavy workload

• Exceptional communication and interpersonal skills with strong writing abilities to present compelling narratives concisely and effectively

• Proven ability to thrive in a matrixed environment, managing cross-functional teams through influence versus direct management

• Strong ability to identify and solve ambiguous problems while naturally anticipating risks and opportunities

• Demonstrated ability to think strategically and successfully execute tactics with effective resource management and project management skills

• Ownership mentality willing to take on whatever is needed to achieve objectives

Preferred Qualifications:

• Experience working with technology clients or in fast-paced, high-volume transaction environments

• Knowledge of real estate finance, due diligence processes, and legal documentation requirements

• Familiarity with portfolio optimization strategies and critical lease event management

• Experience with cross-functional collaboration and stakeholder management in complex organizations

• Background in process improvement initiatives and best practice development

• Understanding of commercial real estate market dynamics and transaction structures

    Estimated compensation for this position:

    124,800.00 – 180,900.00 USD per year

    This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
