Site Selection and Acquisitions (SSA) Department 

The Site Selection & Acquisitions team is responsible for delivering quality sites for Vantage’s data center development. The team sources, evaluates, pre-qualifies, and completes initial due diligence leading to site acquisitions that support Vantage’s data center business across APAC. The team collaborates with Market Strategy, Sales, New Site Development, Design & Engineering, Construction, Operations, Legal, Finance and the Vantage Senior Leadership Team.

Position Overview

The role will lead and manage a team of Transaction Managers (TM) that and track site selection activities in identified markets across APAC. TMs are involved in, conducting due diligence activitiestasks, managing the site acquisition process, and aligning all internal and external stakeholder to support the successful close of transactions on time, within scope and budget.  The successful candidate will be expected to work along with TMs to both use the existing Vantage templates and when required build, and set up systems, tools, and processes that will manage all dashboards, contracts, metrics, feedback, and monitoring systems related to site acquisitions. 


Duties

Director, Transaction Management will report to Vice President, Site Selection & Acquisition, Asia Pacific. This role, besides managing the team of TMs (whole duties are enumerated below), would also be responsible for

  • Preparing necessary documents to be prepared for reporting on SSAs progress, achievements on a quarterly and annual basis. 

  • Personally lead TM process for sites across APAC so they are familiar with all markets across the region.

  • Collaborate with both internal and external stakeholders to ensure SSA objectives are met successfully.

  • Partner with Directors of SSA to determine ways of improving delivery.

  • To be fully aware and control of the internal site approval process for all sites being considered across the region.

Duties of TMs (including Director, TM)

  • Track and monitor a high volume of large, complex real estate transactions including the acquisition of freehold, leasehold, developments or other deals structures

  • Execute transaction strategies for a given region or market:

  • Act as initial scout for identified markets and sites, travel to potential site locations, complete initial site assessments, prepare travel reports and work with New Site Development team for preparing diligence packages for internal review with the Site Selection team.
  • Manage transactions from inception to close including securing necessary easements and ROWs.
  • Act as Point of Contact for all informational inquiries, inbound/outbound from third parties
  • Track and monitor all acquisition opportunities across entire region or an allocated sub-region. Undertake analysis to determine areas of improvement and work closely with Site Selection Managers to update status of each opportunity.
  • Track, monitor and report on status of all acquisitions and support report development as per internal acquisition process.
  • Draft Letters of Intent (LOI) from standard templates working alongside with the legal team
  • Maintain templates through ongoing process improvement cycle
  • Engage with local brokers, consultants or others as necessary to comply with Know-Your-Client and other legal requirements. Complete all 3rd party due diligence report for all new vendors.
  • Support closing activities: Oversee or coordinate official survey processes; Procure title, environmental and other necessary insurance; Ensure all payment terms and conditions are met by internal teams; Coordinate with internal and external legal teams on filing all required documentation, i.e., transfer of deeds of trust, title, property, etc. in compliance with Sales and Purchase Agreement and local regulatory and legal requirements.
  • Manage all pre-diligence and due diligence materials, checklists and dashboards for Site Selection related tasks and support New Site Development team in activities such as:

  • Power, telecoms, fiber studies
  • Environmental and Risk Surveys
  • Topo - Geotech
  • Title and legal DD
  • Entitlement, permitting, planning and other requirements impacting site development.
  • Administer Professional Service contracts, Non-Disclosure Agreements, Powers of Attorney, and other documentation necessary to engage 3rd party consultants, agency relationships and economic development groups, including obtaining internal approvals for scope, schedule and budget.

  •  Support economic development incentive programs through research of all required inputs, business case requirements, project details and analysis needed for governmental and non-governmental tax and credit agencies along with Public Policy team. 

  •  Create economic impact deliverables for presentation to local authorities whenever required along with Public Policy team:

  • Manage incentives programs to ensure compliance with grant requirements along with other relevant internal teams.
  • Manage external/internal meetings, create agendas, track open issues and actions through published minutes and other key deliverables as needed.
  • Ensure that through professional and qualified firms, Broker Opinion of Value and/ or a detailed valuation report is carried out for all sites shortlisted for potential acquisition.

Requirements

  • Bachelor of Science degree in commercial real estate, surveying or Business Management Degree is preferred.

  • More than 15 years' experience in commercial real estate/ property transaction in numerous markets across APAC region

  • Land and building acquisition experience is essential.

  • Data Center or technical facility experience is preferred, but not required.

  • Strong IT skills; ability to use multiple communication tools and packages, Advanced Excel knowledge, Power BI, Smartsheet, SharePoint essential.

  • Excellent analytical skills with understanding of real estate finance, project IRR, and discounted cash flow analysis.

  • Excellent relationship building skills and stakeholder management. Has to be a strong team player.

  • Ability to analyze complex business concepts and documents.

  • Ability to effectively respond to sensitive issues, complex inquiries or complaints.

  • Ability to make effective presentations on general topics.

  • Skilled at solving problems and dealing with a variety of options with limited information.

  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

  • Strong interpersonal, written and verbal communication skills at all levels of the organization and with other stakeholders and third parties such as suppliers.

  • Flexible, adaptable and self-directed; able to work in a variety of circumstances, eg: remotely, while travelling, across multiple time zones, cross functionally, by project, etc.

  • Must be able to demonstrate an excellent understanding of the commercial metrics which drive a successful development projects.

  • This position requires an organized individual with the capacity to handle multiple projects simultaneously, work well under pressure, and to prioritize work effort, all with minimal supervision
