·        严格执行健康与安全标准,避免出现任何违反程序行为的出现

·        严格执行中国的相关法律法规,确保无违法记录

·        及时并优质的完成工程主管交付合理工作指标/内容

·        对客户的合理设备设施服务要求提供支持

·        知晓部门所有操作流程并遵守执行

·        负责所有职责范围内设施和设备正常运行(包括但不限于:电气、空调、电梯、BMS、消防、建筑、空压机、热水、给排水、太阳能、监控、门禁、雨水回收系统、会议室等公共设施设备)

·        根据公司的生产环境、设备说明书、设备状况,制定年度设备点检、巡查、维护与保养标准的编制,经相关人员审批后实施。

·        在工程主管的指导下根据年度保养、点检计划制定各月度的设备维护工作。

·        根据设备维护保养计划提前申请设备维护保养时所需的备件。

·        努力学习,熟悉掌握所管辖维修及保养等各项技术指标,去延长设备的使用寿命,并节约设备使用成本。

·        对设备出现的状况进行及时跟进,如有必要,向工程主管进行报告

·        在工程主管领导下,严格遵照设备的保养和点检计划,按时完成非外包的定期保养工作,并填写保养记录,发现保养中存在的问题,及时在保养单记录,并上报主管;

·        配合外包设备的维修保养商开展分管设备系统的维修保养工作,监督设备维修保养全过程的质量,以及测试验收工作,并做好记录

·        确保所有工作根据SLA要求按时完成。 

·        及时按照优先等级处理上级指派的日常维修工单,完成后并及时反馈给工程主管;如果缺少物料,请提出需要的材料型号&品牌、数量、尺寸等数据给工程主管去及时安排申请购买;如果维修需要寻求外包商,请向工程主管提出建议,并解释原因,确保工程主管能做出清楚的判断。

·        当值时,按照巡查路线、巡查点位、规定的巡查时间、巡查负责厂区和办公楼所有设备的检查,并做好巡查记录和抄表记录。不得私自修改设备设定参数,发现问题第一时间向相关上级领导反应,做好记录,并跟踪问题发展情况。

·        严格按照客户各项成文规定的各类设备的开关时间操作(包括公共区域照明灯具、空调等)。

·        根据检修计划表做好有关检修工作,做好检修记录发现问题认真解决,最大限度减少经济损失。

·        发生紧急事故,应立即到位,配合上级迅速查明原因,排除故障,并7x24小时响应紧急情况的现场支持

·        按照7S和行业标准管理设备和设备房。

例如空调机房:设备房门名称&编号、设备房门上粘贴安全警示标识、设备房上锁;设备房内机房管理制度、设备机房责任人、设备保养记录、设备巡查记录、授权人员上岗证复印件上墙,设备名称、设备运行&待机&维修中、设备操作指引、管道介质、管道流向、阀门开关状态;配电柜名称、上级开关位置、上级开关名称、配电柜温度检测点标识&编号、确保所有的标识完整和机房整洁卫生。

·        贯彻公司环保方针,每日记录能源使用数据,并追踪和分析能源使用状况,发现能耗数据比日常偏高,需要马上检查异常并报告工程主管、并提出合理化的节电节水建议,提高环保节约意识。

·        发展个人主观能动性,积极动脑,大胆提出合理化建议和工作方法。

·        增强服务意识,提高服务质量不断的为客人提供高水平的服务。

·        完善并执行交接班制度,规范填写交接班表格。

·        积极完成上级领导指派的其他各项工作。

·        高中及以上学历或技术学校毕业,持有专业上岗证 (空调上岗、电梯、低压电工上岗证、高压电工上岗证、消防上岗证等)

·        二年以上机电设备相关管理经验

·        熟悉楼宇中的机电设备运营与维保工作

·        能够根据工作要求进行轮班(包括周末及法定假日)

·        良好的服务态度及工作态度

·        无犯罪纪录
