JLL are currently recruiting for a Sustainability Manager based on-site at 40 Leadenhall. Located in the heart of the City of London's insurance district, 40 Leadenhall is a landmark 34-storey skyscraper that sets new standards for premium office space. Home to a potential 10,000 occupants, this award-winning building is more than just a place to work; it's a progressive and nurturing environment designed to inspire. With a strong commitment to sustainability and wellness, evidenced by its targeted BREEAM Excellent, WELL Platinum, and NABERS 5* ratings, 40 Leadenhall boasts an array of world-class amenities. These include a state-of-the-art fitness studio, a 200-seat auditorium, a communal rooftop clubhouse, and a variety of retail and dining experiences.

Role Overview

As the Sustainability Manager for 40 Leadenhall (40LH), you will be a key member of the Building Performance Team within the JLL 40LH Management Team, reporting directly to the Senior Building Performance Manager. The Building Performance Team’s mission is to enhance environmental and social outcomes through integrating sustainable practices into the operations & management of 40LH, elevating the building user experience and creating value for our stakeholders.

Key Responsibilities:

  • Support JLL Property Management (PM) and the Management Team in developing and delivering the 40LH Sustainability Plan, including reporting on KPIs, conducting annual reviews and benchmark performance against industry benchmarks.

  • Act as a point of contact and spokesperson on ESG, engaging with occupiers to drive sustainable improvements and facilitate the quarterly Sustainability Collective Forums.

  • Support the 40 LH Senior Building Performance Manager and JLL PM stakeholders in the identification and implementation of Building Performance initiatives for delivering sustainability improvements.

  • Collaborate with service partners to deliver sustainable outcomes on matters such as sustainable procurement and waste circularity.

  • Support achievement and maintenance of building certifications such as WELL Platinum and NABERS 5 stars.

Core Duties:

Environmental Management and Building Performance

  • Monitor and analyse energy, water, waste, and delivery data platforms to identify trends, generate insights, and drive operational improvements.

  • Develop and implement building performance initiatives in line with objectives and targets of the 40LH Sustainability Plan.

  • Assist in reporting ESG performance on behalf of 40LH to external stakeholders, including Carbon Emissions Reporting (Scope 1, 2 & 3).

  • Carry out the 40LH Waste Management Strategy including facilitation of waste audits and engagement pop-ups to increase the recycling rate within the building.

  • Ensure circularity of bulky waste by connecting items with charity partners for reuse and donation.

  • Travel Plan Coordinator: implementing the recommendations of the Travel Plan and continuously monitoring travel patterns.

Building Certifications & Recognition

  • Facilitate WELL Platinum certification development and evidence collection with external consultants, ensuring ongoing compliance and certification retention

  • Support ongoing building certifications such as Wired Score, Smart Score and NABERS.

  • Assist in maintaining market leading sustainability status for 40LH and in preparing marketing materials to promote sustainability achievements and initiatives.

  • Monitor sustainability awards and maintain market-leading status by preparing award submissions and marketing materials to promote achievements and initiatives.

  • Point of contact to support occupier certification aspirations.

Social Value & Community

  • Support Community Manager in the implementation of the Social Value Strategy and deliver KPI reporting against pre-agreed performance targets, including compiling evidence for reporting to the Social Value Portal.

  • Organize charity events with partners and identify new social value opportunities within the building.

  • Support Community Hub development with charity partners.

  • Collaborate with Community and Events team to embed ESG principles in event programming within the building.

  • Develop and maintain up-to-date sustainability content for the building app.

Essential Requirements:

  • At least 2 years proven experience working in a Sustainability, Commercial or Real Estate Property Management role.

  • Experience working with sustainability building rating assessments and frameworks (WELL, BREEAM, NABERS)
