This position is a key management role to support the consistent delivery of project management services to a Global JLL Client across an exclusive pan-regional programme of work. The position reports to the Key Account Manager but interfaces widely with JLL and Client stakeholders across PDS APAC hubs and across service lines within the designated sub-region..
The role includes managing the Schedule of Work between JLL and the Client, with the emphasis on
Consistent project delivery by variable JLL resources to meet the Client’s expectations on cost, time and quality.
Driving adherence to project and programme governance, performance management, and supporting a culture of continuous improvement in processes
Point of escalation for Client on matters associated with variable project delivery.
Contributing to the achievement of relevant Account / Client KPI’s as defined in the applicable scorecards / Schedule of Work.

Key Responsibilities
Own the relationship with key stakeholders and ensure effective communication. Serve as the single point of contact providing accountability and increased certainty of outcomes. Ensure alignment and communication to client business lines and stakeholders. Where required, manage conflict resolution.
Provide accountability to the Client for project delivery of the programme of works within specified sub-region, driving compliance with the Client’s defined requirements.
Provide strategic advice on the best approach to project delivery, in line with the Client’s requirements on resourcing, budget, schedule and quality. Identify where pre-funding is required and work with the Client to obtain, following the Client’s project expenditure approval process.
Drive compliance with a standard set of practices, processes, and templates, in alignment with the Client’s global processes and playbook, for managing projects consistently and efficiently to reduce project related risk and costs.
Contribute to initiatives that ensure such project and program management processes and systems are efficient and effective, whilst aligned to business needs.
Be accountable for managing all JLL functions outlined in the Client’s Schedule of Work within the specified sub-region.
Be accountable for the proper contract administration of agreements between the Client and either JLL or other vendor partners, including execution of contracts in an approved form for projects within the specified sub-region.
Monitor and report on, compliance with Client’s policy, process, and management framework.
Oversee the collection, consolidation and analysis of accurate programme and project data in JLL and Client technology system(s) to drive insights and effective decision making.
Track the Client’s project expenditure request process for designated projects within the specified sub-region, including oversight of JLL analyst resource(s) responsible for actioning such process.
Lead pre-Initiation activities for relevant pipeline projects including
o liaison with the Client’s Portfolio Managers and Transaction Managers
o Support the development of project scope, schedule, budget and risk register for the effective control and management of the project.
Undertake pipeline management activities within the relevant sub-region
o Prepare and present a sub-regional project pipeline, comprising an aggregated view of projects from each portfolio.
o Implement measures to create local cost benchmarking and insights to influence Rough Order of Magnitude budget estimates and timelines
o Liaise with the Client’s Portfolio Managers and Transaction partners within specified sub-region to track project pipeline, its prioritisation, and contribute to scheduled meetings
Support the Client’s ‘Rhythm of Business’ activities, arrange and lead relevant Client meetings to secure appropriate approvals / decisions.
Be accountable for the overall financial forecasting and cashflow management of projects within the specified sub-region, in compliance with the Client’s targets for monthly and quarterly accuracy, managing dedicated analyst resources as appropriate.
Provide oversight to project delivery within the sub region, including:
o Report on project timelines, technical issues, and stakeholder engagement for capital projects in the respective sub-regions
o Provide oversight to all allocated regional projects, give expert guidance and advice on all matters relating to project delivery in their respective sub-region.
o Have oversight of project level reporting, ensuring that Project Managers report timely and accurately, through Client’s technology tools or other preferred methods, on the status of the project and project finances.
o Ensure all work orders and contracts are drafted, approved and executed before starting work on a project.
o Identify, develop, and gather key resources to lead the individual projects.
o Onboard in-country delivery project managers and guide them to deliver projects to specification, on time, and in budget and in compliance with agreed process
o Ensure structured handover and close out of projects (including documentation) to relevant stakeholders such as FM, Finance etc
o Ensure that changes to scope or budget are reported on and managed accordingly.
o Ensure that project/program risks are reported on and managed accordingly. Hold project managers accountable for mitigating or eliminating risk
o Be an advocate for and assures compliance of Health and Safety best practice with JLL and Client policy
o Proactively work to resolve deficiencies in project delivery and escalate accordingly to the PMO Lead.
o Drive cost assurance and value engineering.
Have oversight of the performance management frameworks associated with vendors (consultants, contractors and suppliers)
support the identification and implementation of continuous service improvements in partnership with the Client.

Oversee, meet and exceed the performance management framework included in the Schedule of Work, relevant to the specific sub-region..
Ensure Client awareness of the full scope of JLL services and actively seek opportunities to promote and secure additional PDS products.
Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
