Position Summary
Responsible for taking ownership and implementing strategic projects throughout all Pinnacle markets, related to physical plant and construction initiatives. Additional responsibilities include: construction project management; capital forecast development; community audits and inspections; data analysis using market data to help set and achieve strategic goals and initiatives; risk management relate to physical plant; and external resource development and vendor relations.
Essential Functions and Responsibilities
- Working with Market Leaders and Executive Directs, coordinate & manage strategic construction projects for Pinnacle from concept, scope development, bidding, contract development, project construction, through completion, final sign-off and project close-out.
- Anticipate market needs and work with the Director of Construction to further develop a 5 to 10 year rolling capital forecast.
- Participate in the evaluation of potential property acquisitions in observance of overall property condition and identify any significant risks and cost impacts related to physical plant and capital considerations.
- Help to complete site assessments for Pinnacle communities. Review results with the ED, Maintenance Director. Assist in setting goals to improve assessment scores.
- Use collective data for the Market to identify areas of opportunity/vulnerability.
- Identify and set aggressive but realistic goals to improve on the identified weaknesses for each operation based on site assessments.
- Co-lead bi-weekly phone calls with the Plant and Maintenance Leadership teams.
Specific Requirements
- Lead project management of strategic construction/renovation projects for the Pinnacle.
- Track CapEx budgets for the active projects and report to Director of Construction and VP of Operations. status of the capital spend. Assist in disseminating information and training regarding - Capex policy, projects (approvals, implementation, closeout, financial, etc.).
- Send project recaps to Market Leaders as needed.
- Participate as requested in Pinnacle leadership calls to provide updates on strategic projects, and capital spend.
- Identifies new technologies, suppliers, and external partners to reduce expenses for the Pinnacle related to construction and physical plant operations.
- Participates in interviews and provides feedback on candidates’ technical/leadership skill for replacement of Maintenance Directors.
- Help set expectations around culture, models behavior that exemplifies Pennant Culture: CAPLICO, PEARLS, etc.
- Performs any additional duties assigned by Director of Construction of VP of Operations.
- Must be able to complete a heavy workload within established time frames.
- Must be able to adjust priorities quickly as circumstances dictate.
- Must meet the minimum age requirements established by the state regulations governing the community.
- Must be able to obtain criminal history clearance.
- Must comply with all training requirements.
- Must be in good standing with state and federal government. Must not be listed on any government exclusion list.Possess the ability to make independent decisions when circumstances warrant such action.
- Ability to be calm and level-headed in emergencies.
- Ability to seek out new methods and principles and be willing to incorporate them into existing practices.
- Follows written and oral instructions.
- Knowledgeable in the use of computers, e-mail, spreadsheets, software apps, and document word processing.
- Ability to travel for training and work-related activities.
- Possess a valid driver’s license and a clean driving record with no major violations.
Supervisory Responsibility
- This is not a supervisory role, in that the position has no direct reports but is tasked with exemplifying leadership to Maintenance Directors and Plant Market Leaders throughout Pinnacle.
- Work Environment
- Position will require up to 40% - 50% of time for travel to other communities throughout Pinnacle, or as needed based on project priority, emergency occurrences, or market need. Most travel will require overnight stays depending on market need and project demands.
- Works remotely(s) as well as throughout the communities and remote locations.
- Is subject to frequent interruptions.
- Is involved with residents, personnel, vendors, contractors, visitors, government agencies/personnel, etc., under all conditions and circumstances.
- Is involved in community/civic health matters/projects as appropriate.
- Is subject to injury from falls, burns from equipment, odors, etc., throughout the work-day, as well as to reactions from dust, disinfectants, tobacco smoke, and other air contaminants.
- Is subject to exposure to infectious waste, diseases, conditions, etc., including TB, COVID-19 and the AIDS and Hepatitis viruses.
- May be subject to the handling of and exposure to hazardous chemicals.
Physical Demands and Sensory Requirements
- Must be able to move frequently throughout the workday.
- Must be able to perform physical tasks for extended periods of time.
- Must be able to cope with the mental and emotional stress of the position.
- Must be able to function independently, have personal integrity, flexibility and the ability to work effectively with residents, employees, visitors and support agencies.
- Must be in a good general health, demonstrate emotional stability, and not pose a direct threat to the health or safety of other individuals in the workplace.
- Must be able to stand and or walk up to eight hours a day.
- Must be able to sit, kneel, bend, reach, and stretch on a frequent basis.
- Must be able to carry up to 50 pounds and support up to 70 pounds.
Education and Experience Requirements
Strategic Project Manager is expected to pursue continuing education in the field of Construction, Life Safety, and Facilities Management best practices.
