JOB SUMMARY

The Strategic Initiatives Operations Manager supports the execution and operational

management of company-wide strategic housing initiatives. This role works directly

alongside the Director of Strategic Initiatives to assist in the day-to-day operational

oversight of all current and future initiative programs.

Strategic initiatives operate outside of standard automated leasing and reporting workflows

and require manual application processing, customized lease administration coordination,

financial monitoring, compliance tracking, and high-touch resident support.

This position plays a critical role in supporting the Director by assisting with operational

oversight, partner engagement, initiative research, and reporting, allowing the Director to

focus on executive-level strategy, expansion, and external relationships.

ESSENTIAL FUNCTIONS

  • Assist the Director of Strategic Initiatives to support execution of all active

  • programs.

  • Assist in managing operational processes across all initiatives from prospect inquiry

  • through lease lifecycle.

  • Assist in identifying operational gaps, risks, and improvement opportunities.

  • Provide high-touch communication to applicants and residents as needed.

  • Support manual application intake and review to ensure accuracy and compliance.

  • Partner with Lease Administration to ensure initiative-specific lease terms,

  • addendums, and concessions are properly applied.

  • Verify all special program requirements are met prior to lease execution.

  • Conduct review of resident ledgers across initiatives.

  • Partner with Resident Accounts on escalated or complex financial issues.

  • Assist in preparing financial summaries and trend analysis for leadership.

  • Review service requests and complaint trends across initiative residents.

  • Identify recurring operational issues and escalate to appropriate leadership.

  • Provide insights and recommendations to improve resident experience and service

  • delivery.

  • Assist in developing and maintaining initiative-level reporting.

  • Track performance metrics across programs (engagement, delinquency, service

  • trends).

  • Attend meetings, events, or site visits on behalf of Strategic Initiatives when needed.

  • Assist in preparing materials for partner presentations and updates.

  • Support coordination of partner-related documentation and reporting.

  • Support implementation of new processes and program rollouts.

QUALIFICATIONS

  • 5 + Years of Experience in leasing, resident accounts, or property management operations

  • Strong understanding of lease administration and contract terms

  • Experience with financial oversight (ledgers, concessions, delinquency)

  • Ability to manage cross-functional relationships

  • Strong analytical, organizational, and communication skills

  • Active Real Estate License

  • Experience supporting strategic programs or pilot initiatives

  • Experience working with public-sector or nonprofit partners

  • Strategic thinking with operational execution

  • Financial and risk awareness

  • Strong communication and professionalism

  • Ability to manage complex, multi-program workflows
