Maintains in good working condition all facility equipment, including HVAC, refrigeration equipment, fire protection systems, steam distribution; climate control systems; maintenance / fire, cleaning equipment by performing the following duties:
Essential Duties and Responsibilities
- Repairs and maintains all facility systems and equipment.
- Inspects systems throughout facility to detect malfunctions or breakdowns.
- Operates and oversees building automation system for HVAC equipment. This includes the scheduling of air handler unit operation throughout the building in accordance with the building events schedule.
- Investigates malfunctions or breakdowns of systems to diagnose causes and locate the source of the problem.
- Implements corrective actions and solutions.
- Anticipates potential malfunctions or breakdowns and takes appropriate action to prevent or minimize curtailment of services.
- Assists in 3rd-Party Inspections of facility fire protection system equipment.
- Operates auxiliary supply systems when a breakdown occurs.
- In collaboration with Director of Facility Services/Facility Manager, coordinates shutdown and start-ups of utilities when conditions require it.
- Follows procedures for use of Work Orders and Legends Global Maintenance Manager systems.
- Adheres to OSHA, NFPA and other applicable safety codes.
- Assembling and securing pipes, fittings and tubes according to specifications by brazing, welding, cementing and threading joints.
- Attaching pipes to structures, walls and fixtures by using clamps, brackets, tools and welding equipment.
- Follow blueprints or building plans.
- Proficient in working with tools of the trade and materials of the trade such as blow torches, power grinders, screwdrivers, gas welding and torching.
- Adhere to and following safety rules and inspections.
- Other duties may be assigned.
Education and/or Experience
- HVAC/plumbing certification/licensing is required.
- Graduate of an accredited technical school 1+ year hands-on experience with HVAC equipment.

To perform the job successfully, the individual should have sufficient computer skills to operate BMS or other automated systems.

Position requires heavy lifting, climbing, carrying, stooping, kneeling, crawling and equipment operation.
Physical attributes necessary include finger dexterity, sensitivity to problems, visualization, good vision, balance and steadiness of the arm and hand.
Lift heavy pipes, work in cramped positions and have to stand for long periods of time.
Manual dexterity allowing to manipulate tools, such as sharp wheel cutters, reamers, drills, gas cutting torches, benders and plasma arc cutters, is required.
This position requires work both indoors and out and is subject to adverse conditions.

- Must be able to work flexible shift/schedule including weekends and holidays.
- Union membership, fees and dues are required upon successful completion of probationary period payable by employee.
- Candidate will be required to join the Local #449 Union upon completion of 90-day probation
