Job Description

What does this role entail? Senior Accountants are responsible for all aspects of accounting for a portfolio of multi-family and/or mixed-use properties including the preparation of monthly financial reports to management and partners, the preparation of monthly construction, renovation and/or replacement reserve draws to lenders, and the preparation of year-end audit and tax workpapers. Ultimately responsible for ensuring that the financial statements are properly stated, including balance sheet, income statement, statement of cash flow, and statement of capital. As a Senior Accountant, you will be assigned the more difficult properties requiring a more experience accountant. In addition, you will be expected to serve as a mentor to less experienced staff accountants.

Essential Duties and Responsibilities:

Serve as the primary accounting department liaison to the properties, working closely with the Community Managers and Assistant Community Managers to ensure lease charges, security deposits and receipts are properly recorded in the property management and accounting software.

 Assist Community Managers and/or Assistant Community Managers with questions regarding vendor invoice account coding and proper recording.

If Yardi is not used for leasing and rents, review the monthly transaction reports for the front office software (currently OneSite or Entrata) and confirm that activity has posted correctly to Yardi.

Monitor cash position of properties and notify supervisor of potential shortfalls and/or areas of concern.

Initiate and record wire transfers for interest and escrow payments, owner distributions, management fee payments, security deposit transfers, payroll funding and accounts payable funding, and any other wire transfer activity as applicable.

Calculate and record journal entries for management fees, depreciation and amortization, insurance, property taxes, interest, payroll, allowance for doubtful accounts and other miscellaneous items.

Review operational accruals provided by Community Managers for reasonableness and record as appropriate.

Reconcile all property bank accounts and balance sheet accounts and security deposit activity and calculate monthly cash transfer. Review income statement accounts for reasonableness and prepare the Monthly Financial Workbook.

Post financial reports to community server for inclusion in the monthly reports to management & partners.

Assist Asset Manager or Development Manager in the preparation of monthly construction, renovation and / or replacement reserve draws to lenders. For construction draws, enter development invoices into Yardi and ensure they are properly coded and recorded in the development accounts.

Monitor accounting processes and procedures to improve accuracy and efficiency and achieve departmental objectives.

Prepare audit and tax workpaper files for preliminary and year-end field work and provide requested supporting documentation.

Support upper management in the completion of special projects, as needed.

Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.

Other duties assigned. 

Work Hours and Work Environment: 

Hours of Operation Monday - Friday: 8:00am-5:00pm Monday through Friday.

Education and Experience:

Education: Employment history that demonstrates 3 to 5 years of experience in real estate industry, with experience in property management a plus. BBA or BS in accounting is required.

Supervisory Responsibilities: This job has no supervisory responsibilities.

Computer Skills: Demonstrated proficiency in word processing, spreadsheet management, and proficiency in QuickBooks and other financial planning software. Familiarity with real estate specific accounting software is a plus. Proficiency and fluency in using the internet.

Licenses and Certificates Requirements:

Licenses: Current valid driver’s license is required.

      

Physical Requirements:

Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.

Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.

Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required for business-related responsibilities.
