Core Responsibilities
Title Curative & Resolution
• Review, analyze, and resolve curative items appearing on Schedule B and Schedule C of the title commitment as well as properly determining vesting
• Evaluate affidavits of heirship, probates, divorces, powers of attorney, entity documents, trusts, endorsement reviews, respond to attorney objection letters and other curative documents for compliance with Texas underwriting requirements
• Determine whether documentation satisfies underwriting standards and clears existing commitment exceptions
• Coordinate directly with underwriting when additional guidance or approvals are required
Texas-Specific Title Expertise
• Apply strong working knowledge of Texas title insurance law, including:
• Texas Department of Insurance regulations
• TLTA policies and endorsements
• Homestead laws
• Community property rules
• Texas intestacy laws
• Identify whether endorsements can be issued and under what conditions
• Understand and manage policy limit law exposure when providing guidance
Examination & Gap Resolution
• Perform targeted title examination when necessary, including:
• Identifying gaps in chain of title
• Running additional names and heirs
• Locating missing releases or documents not identified in initial examination
• Review Examination Department produced title work and identify items requiring correction or follow-up
Survey Review
• Review surveys and identify:
• Encroachments
• Protrusions
• Survey-related exceptions
• Revise commitments accordingly to reflect accurate survey exceptions
Branch & Escrow Support
• Partner closely with escrow officers and branch teams
• Provide clear, calm guidance in high-volume, fast-paced environments
• Balance urgency with accuracy
• Draft objection letter responses as needed
Required Qualifications (Non-Negotiable)
• Texas title experience is mandatory
Strong knowledge of:
• Texas title examination and curative practices
• TLTA endorsements
• Texas Department of Insurance requirements
• Prior experience in one or more of the following:
• Title examination
• Curative/title resolution
• Underwriting support or associate underwriting
• Ability to independently analyze title issues and propose resolution paths
• Comfortable revising commitments between examination and closing stages
Preferred Backgrounds
Former Texas title examiners who transitioned into curative or underwriting support
Title professionals who began in examination and expanded into curative work
(Licensed attorneys without Texas title experience are not a fit for this role.)
