Working as part of a specialist team providing expert advice on landlord and tenant matters, including lease events (rent reviews, lease renewals, break options) and technical interpretation of lease terms. The role of Senior Surveyor requires a solid understanding of property law principles, valuation methodologies, and market dynamics to deliver strategic solutions for clients.

The role includes research, analysis, and interpretation of lease documentation, comparable evidence, and market data to support negotiations and advisory work. They will assist in managing client portfolios, ensuring compliance with lease obligations, and optimizing outcomes for both landlords and tenants. The role also involves monitoring critical dates, preparing reports, and supporting dispute resolution processes.

The ideal candidate will combine strong analytical and problem-solving skills with excellent communication and relationship management abilities. They will be confident in interpreting complex lease provisions, reconciling data, and producing detailed calculations and recommendations. Key Responsibilities

Client Service:

  • Advise clients on lease events including rent reviews, lease renewals, break clauses, and dilapidations.

  • Interpret and apply lease terms, statutory provisions, and case law to provide accurate technical advice.

  • Respond promptly to client queries and maintain strong professional relationships.

  • Attend client meetings and present findings, recommendations, and negotiation strategies.

Technical & Analytical:

  • Analyze market comparables, rental evidence, and valuation data to support negotiations.

  • Prepare detailed reports, calculations, and recommendations for lease events.

  • Monitor critical lease dates and ensure timely action on renewals, reviews, and breaks.

  • Assist with dispute resolution, including preparation of submissions for arbitration or expert determination.

Compliance & Process:

  • Maintain awareness of relevant legislation, RICS guidance, and best practice standards.

  • Ensure accurate record-keeping and database management for client portfolios.

  • Support internal quality assurance and contribute to continuous improvement initiatives.

Education & Experience

  • Degree in Real Estate, Property Management, Law ( with L&T specialism)

  • MRICS preferred or working towards professional qualification considered

  • 1–3 years’ experience in landlord and tenant advisory, lease consultancy, or related field.

  • Strong negotiation, analytical, and communication skills.

  • Ability to manage multiple assignments and work independently or as part of a team.
