Job Summary:  The Senior Supervisor of Construction - Store Remodels is responsible for managing a team within an assigned region responsible for managing a team of field-based Construction Project Managers for remodels and major improvement projects to Wawa’s existing chain of stores.  Responsibilities include training, managing, planning, budgeting, permitting, bidding, scheduling construction management and turnover to store operations.  This role will provide all construction management for individual projects which may include: new stores, remodels, additions & improvements, and special projects assigned, with leadership from permit approval, store opening and warranty management for the assigned region.

Principal Duties:

  • Manage a team of personnel responsible for the construction of remodeled or modified stores. Implement processes and provide support and decision making for the project managers in the field. Develop and manage a Construction Management training program that includes on-boarding of new associates, direct skill development, Wawa process guides and training, and peer development. 
  • Understand the associated budget for each store and ensure project is completed on budget.  Mitigate change orders to eliminate project overages where possible.  Forecast and accrue project spend throughout the year and communicate any budget to be carried over a fiscal year.  Clearly communicate potential cost risks prior to starting and throughout the construction project.
  • Create and manage individual project schedules ensuring all contractors, vendors and installers are included and scheduled so the project time line can be met or accelerated.  Identify risks and challenges to the schedule to re-phase work and ensure timely completion/opening.    Perform consistently across all projects so that schedules are met regardless of project challenges.  Consistently identify opportunities and work to accelerate job schedules.
  • Engage local municipal authorities both ahead and during projects to represent the Wawa brand, ensure timely inspections and/or responses, and coordinate planned grand openings and events.  Serve as primary liaison between Wawa, governmental agencies and approval authorities from building permits to final certificate of occupancy.
  • Proactively identify risks, challenges, and disruptions to projects.  Once thoroughly identified and evaluated, develop recommendations for alternate solutions with a strong point of view, communicate out and escalate concerns.  Solutions should include all tangential impacts as well as cost analysis. 
  • Continuously evaluate design scope and elements to determine options to reduce total cost of programs.  Cohesively present these items to store design teams.
  • Using current market values and historical unit cost data, negotiate project cost changes (adds or deducts) to deliver the best cost value to Wawa.   Deliver enterprise productivity savings by streamlining cost and creating efficiencies for owner and contractor supplied items.  Negotiate and manage any disputes that arrive during project work.  Thoroughly evaluate all change orders and compare alternate costs and approaches; negotiate best value for Wawa to ensure low change order costs per project. 
  • Run the “Fuel Up” program to keep fuel operational during construction. Maintain and develop processes in conjunction with peers in Fuel and Operations to allow fuel to remain operational. Define the scope of services on a per project basis and manage the jurisdictional approvals and obtain permits as needed based on the scope of services. Sever as the primary point of contact across the Corporation for questions and support regarding the Fuel Up program.
  • Evaluate and analyze trends in projects to evaluate opportunities with specific contractors, geographical markets, or design to impact the overall performance in cost, quality, schedule, or safety.  Leverage project level data to improve performance across multiple projects.
  • Provide construction bid management (conduct bid walks, issue bid notes, collect and analyze bids, make recommendations regarding contractor selection and negotiate pricing) for remodels and additions & improvements. Provide feedback on equipment specifications and constructability of drawings regularly
  • Develop unique and accurate equipment orders for each project and schedule and order all equipment.
  • Perform all field inspection and approve work as necessary to ensure compliance with drawings, specifications and quality standards.
  • Inspect and enforce Wawa’s safety policy on all job sites.  Ensure that jobsites are inspected for safety violations and are kept in a clean and safe condition.  Coach opportunities accordingly.  Identify trends across multiple projects and pro-actively lead safety meetings with contractors to have greater awareness of risks.
  • Approve all invoices and change orders as appropriate within 1-week of receipt; efficiently identify discrepancies and coordinate changes with the vendors and contractors.
  • Produce weekly or multi-week project updates as required to communicate project status, issues, and risks.  Proactively communicate project risks and develop clear paths to mitigate those risks.
  • Stay abreast of new construction technologies that impact future work.  Be curious and learn and evaluate new systems as they become available.   Maintain knowledge of project management and document management software.  Adapt and learn new systems with ease.
  • Provide overall direction and support for the team and monitor and assess individual work in accordance with high standards of excellence.  Provide feedback, coaching, support, opportunities for development, complete performance appraisals, take corrective action when appropriate, and participate in hiring decisions.

Basic Qualifications:

  • Bachelor’s Degree in Engineering, Construction Management, or a related discipline preferred
  • Minimum 5 years’ experience in Commercial Construction Management, Engineering or Project Supervision
  • Previous experience managing a team
  • Demonstrate high level technical knowledge of corporate specifications and construction methodologies.
  • Have expert level knowledge of all Wawa drawings and specifications to ensure accuracy and thorough knowledge of jobs assigned. 
  • Have a consistent track record of completing projects within the change order budget and ability to forecast costs. 
  • Strong knowledge of project scheduling and management, construction disciplines and techniques, drawings and specifications, and risk management
  • Proficient in Microsoft Office
