Position Overview
Lead comprehensive property management operations for premier commercial real estate portfolio, directing multi-disciplinary teams and overseeing complex facility operations. Responsible for strategic asset optimization, operational excellence, and revenue maximization across high-value commercial properties with extensive tenant bases and sophisticated building systems.
Key Responsibilities
Strategic Operations Leadership Direct all aspects of large-scale commercial property operations including master planning, capital project execution, and long-term asset positioning strategies. Oversee complex building systems integration, technology implementations, and operational efficiency initiatives. Drive continuous improvement programs and implement best practices across multiple property functions.
Multi-Departmental Team Management Lead and coordinate large operational teams including MEP (Mechanical, Electrical, Plumbing) specialists, security personnel, housekeeping staff, and facilities technicians. Manage team of 25+ direct and indirect reports across multiple disciplines. Establish performance metrics, conduct regular team meetings, and ensure seamless interdepartmental coordination. Develop succession planning and cross-training programs to maintain operational continuity.
Advanced Financial Stewardship Develop comprehensive annual operating budgets exceeding $5M+, analyze complex cost structures, and implement sophisticated cost optimization strategies. Prepare detailed financial presentations for ownership groups and investment committees. Negotiate major service contracts, manage capital expenditure programs, and oversee procurement processes for high-value equipment and services.
Executive-Level Tenant Relations Serve as senior relationship manager for major corporate tenants and handle complex lease administration matters. Lead tenant retention initiatives, coordinate large-scale tenant improvements, and resolve sophisticated operational challenges. Partner with leasing teams on major transactions and provide expert input on market positioning and competitive analyses.
Technical Systems Oversight Provide strategic direction for building automation systems, energy management programs, and advanced mechanical systems. Oversee preventive maintenance programs for complex HVAC systems, elevators, fire safety, and security technologies. Coordinate with MEP teams on system upgrades, energy efficiency initiatives, and regulatory compliance requirements.
Risk Management and Compliance Develop comprehensive emergency response procedures, business continuity plans, and crisis management protocols. Ensure compliance with complex regulatory requirements including environmental standards, safety regulations, and municipal codes. Manage insurance programs, coordinate with risk management specialists, and oversee security operations and protocols.
Vendor and Contract Management Negotiate and manage relationships with major service providers, specialty contractors, and professional consultants. Oversee competitive bidding processes for significant contracts and evaluate vendor performance against established KPIs. Maintain strategic partnerships with key suppliers and service providers.
Required Qualifications
Education and Experience bachelor’s degree in engineering, Business Administration, Real Estate, or Facilities Management. Minimum 15+ years of commercial property management experience with at least 8 years in senior leadership roles managing large teams.
Leadership and Management Expertise Demonstrated success leading large, diverse teams with proven ability to develop and retain high-performing staff. Experience managing complex organizational structures with multiple reporting relationships. Strong coaching and mentoring capabilities with track record of developing internal talent.
Technical and Financial Acumen Advanced understanding of commercial building systems, MEP operations, and facility automation technologies. Sophisticated financial analysis skills including budget variance analysis, capital planning, and investment return calculations. Proficiency in enterprise-level property management systems and advanced Excel modeling.
Strategic Communication Skills Executive-level presentation abilities for ownership groups, investment committees, and senior stakeholders. Proven negotiation skills for complex contracts and tenant relations. Crisis communication experience and ability to represent organization with external parties including media, regulatory agencies, and community groups.
