Overview:

Exciting opportunity to work directly for an owner on a portfolio of approximately 25-30 single-tenant industrial assets on our East Region Portfolio. Travel is required 3-4 times per year to markets including Boston, New Jersey, Pennsylvania, and Nashville, with additional 1 time per year travel to Atlanta and Orlando.

Position is supported by an Assistant Property Manager and a shared Property Administrator.

Responsibilities:

  • Oversee all operational aspects of multi-property industrial portfolio, including maintenance, capital projects, vendor management, and regulatory compliance as needed
  • Ensure properties are maintained to high company standards
  • Ensure compliance with lease requirements, insurance provisions, lender requirements and any state/local or federal regulations are followed
  • Tenant move-ins, move-outs, tenant alterations in coordination with lease specifications
  • Oversee capital and deferred maintenance projects
  • Request, review and recommend bids and specifications for vendor maintenance agreements, property alterations, upgrades, or other contracted projects
  • Ensure maintenance and repairs are performed on schedule and in accordance with approved operating budget and contractual obligations
  • Review and provide recommendations for tenant-made alteration requests
  • Work closely with Asset Management team
  • Prepare, review and approve annual operating budgets, reforecasts, and annual operating expense reconciliations
  • Review and approve invoices and contracts in accordance with company policies
  • Monthly financial review with variance reporting and accruals for submission to accounting team
  • Provide exemplary customer service through a proactive and positive approach to foster positive rapport with tenants and ensure high tenant satisfaction
  • Promptly respond to and resolve all tenant concerns
  • Perform regular property inspections
  • Develop a variety of vendor and contractor relationships in multiple markets

Supervisory Responsibilities:

  • Provides formal supervision to direct reports. Provides comment on annual performance reviews.
  • Sets performance expectations and provides ongoing coaching and training to further develop direct reports competencies
  • Leads by example and models behaviors that are consistent with company values.

Minimum Requirements:

  • Minimum 5 years in property management with industrial experience
  • CPM or RPA designation a plus
  • Strong financial acumen, including budgeting, reconciliations, and variance analysis
  • Excellent verbal and written communication skills
  • Strong organizational and analytical skills
  • Ability to respond effectively and professionally to sensitive issues
  • Strong knowledge of industrial leases and operational requirements
  • Advanced computer skills (Microsoft Office applications; MRI and Kardin a plus)
  • Excellent customer service a must
  • Self-starter and team player
